JOB SUMMARY: The Facilities Manager is responsible for overall functionality and appearance of the property, overseeing both building maintenance operations and environmental services (EVS). This role leads the EVS team and the General Maintenance Associate while maintaining operational oversight of all facility systems. They are accountable for preventative maintenance, repairs, and vendor and contract maintenance.
JOB RESPONSIBILITIES:
- Works closely with the Director of Facilities in creating a working environment that promotes teamwork, performance feedback, recognition, mutual respect, and Team Member satisfaction.
- Assists in the recruitment, hiring, training and retention of EVS and Facilities department staff.
- Coordinates all job assignments, sets work priorities, makes cost-effective assignment decisions, and ensures the completion of projects in a timely, efficient, and effective manner.
- Ensures efficient follow-up on all work orders submitted by property management and keeps the Director of Facilities informed of anticipated delays in completing the requested work.
- Assists in the preparation of annual preventative maintenance schedules to ensure all property systems and equipment are serviced and maintained properly.
- Establishes positive working relationships with all vendors, fire, and safety officials.
- Coordinates maintenance tasks to support the entire facility.
- Stock, track, and maintain supplies and equipment for EVS and Facilities departments.
- Leads the implementation of policies, operating procedures, training programs, directives, work schedules, and labor standards for the department.
- Plan, prioritize and assign and work by shift accounting for property volumes due to special events, promotions, and holidays.
- Maintains the work area and equipment in a clean and orderly condition and follows prescribed safety regulations.
- Reports any maintenance or safety concerns to supervisor in a timely manner.
- Assists the General Manager and Director of Facilities in project planning, development, and execution staying within prescribed guidelines and budgetary constraints.
- Ensures areas are assigned to EVS Attendants for cleaning and conducts frequent inspections of all public areas.
- Conducts Team Member huddles on a consistent basis to ensure Team Members are consistently informed of departmental/property updates, special events and/or promotions.
- The ability and willingness to work in a fast-paced and high-volume environment.
- To provide BIG Service to guests and ensure their complete satisfaction, inclusive of greeting and interacting with guests in a friendly and enthusiastic manner, anticipating and meeting guest needs and preferences, remaining calm and professional when dealing with guests that are difficult or upset.
- The ability to develop and maintain professional, trusting, and positive working relationships with managers, supervisors, staff, coworkers, guests, and vendors.
- The ability and willingness to ensure that work activities are completed accurately, efficiently, and in a timely manner.
- The ability to work safely. This includes clearly understanding and following company safety policies and procedures, completing work in a safe manner, caring about safety of self and others, responding appropriately in an emergency, and reporting unsafe conditions.
- Maintain regular attendance at scheduled shift and staff meetings
- Maintain professionalism and a friendly and approachable demeanor throughout the shift.
- Assist with training/mentoring of new team members as requested.
EDUCATION AND EXPERIENCE:
- Knowledge of the following: HVAC (Boiler and Chiller Operation), Refrigeration (Walk-in Cooler and Freezer Maintenance), Kitchen Appliance Repair, Plumbing Repair, Building Sprinkler System and Electrical
- Prior leadership experience managing frontline staff, including scheduling, coaching, and accountability.
- Ability to interact professionally with guests and support a service-driven environment.
- Must pass all required pre-screening and background checks.
- Internal candidates must meet the eligibility requirements as provided in the Transfer and Promotion policy.
- Ability to work a variety of shifts, this includes day, swing, late-night, weekend, and holiday shifts as scheduled.
- Must be able to obtain and maintain a valid Kentucky gaming/racing license.
