**Live-In Property Manager (Independent Contractor) — The Davenport Inn, Portsmouth, NH**
The Davenport Inn, a 5-star boutique inn with 8 suites in the heart of Portsmouth, is seeking a reliable, hospitality-minded live-in manager to keep the property running smoothly. This is an independent contractor role, ideal for someone (or a couple!) who wants a beautiful, low-cost place to live in downtown Portsmouth in exchange for hands-on property and guest care. You'll be working closely with the on-site, hands-on owner.
Couples are welcome to apply — the manager or their spouse/partner is free to hold an outside or remote job alongside this role.
**What You'll Do**
*Guest Turnovers*
- Strip beds and bathrooms immediately after checkout (sheets, towels, bath mats)
- Empty trash and recycling, replace liners
- Fully prep and stage each room so our outside cleaning team can come in and clean without delay
- Set out polished glassware and fresh water bottles for the next arrival
*Property Upkeep*
- Wash, dry, fold, and restock all linens
- Vacuum common areas and hallways daily; sweep and maintain the stairwells
- Mop up standing water after rain, and shovel snow from stairs and walkways during winter weather
*Guest Communications & Hospitality*
- Cover general phone inquiries during the day and respond promptly to guest texts
- Be on-site in the evenings to help with troubleshooting (WiFi, TV, lockouts, extra pillows, etc.)
- Handle regular Trader Joe's runs for fresh flowers, and prepare floral arrangements and welcome candy bags for incoming guests
**Compensation**
In lieu of a cash wage, this role is compensated with:
- A newer, modern one-bedroom apartment in downtown Portsmouth (on-site) — a $2,500/month, $30,000/year value
- Free parking
- Utilities and internet included
- Scheduled time off (unpaid)
**Who We're Looking For**
Someone dependable, detail-oriented, and comfortable with physical work (linens, laundry, snow shoveling) as well as warm, professional guest-facing communication. Prior hospitality, hotel, or property management experience is a plus. You'll work closely with the owner, who is actively involved in day-to-day operations. Couples welcome to apply.
