Summary: Under the direction of the Loan Servicing Manager, the Commercial Loan Servicing Specialist is responsible for managing both electronic and physical commercial loan files, securing lien positions on pledged collateral, and verifying the accuracy of loan documentation. This role supports loan officers and other departments with loan-specific documentation, financial tracking, and quality assurance throughout the loan lifecycle—including onboarding, servicing, and payoff. The position also provides customer service support to internal staff and external clients, helping to resolve inquiries related to loan servicing activities.

Loan File Management
- Maintain new, current, and paid loan files.
- Verify document accuracy and file according to physical and electronic protocols.
- Track and manage documentation exceptions, including originals required for safekeeping.
Customer and Employee Support
- Respond to inquiries from customers and employees via phone, email, and in person.
- Investigate and resolve loan-related errors or discrepancies.
- Provide assistance to banking centers and lending officers regarding loan documentation and exceptions.
Collateral and Lien Management
- Act as title clerk for the department.
- Record and release liens on mortgages, titles, and UCC filings.
- Ensure proper lien positions are obtained for pledged collateral.
- Review and verify collateral documentation.
- Maintain collateral register for physical collateral stored in the collateral vault
- Backup quality control reporting on new mortgage loans and all investor quality control reporting
Document and Compliance Tracking
- Maintain and monitor a tickler system to track the following:
- Financial statements
- Insurance certificates
- UCC filings
- Request and follow up on financial statements from customers and third-party providers.
Operational and Administrative Tasks
- Balance internal accounts related to loan servicing activities.
- Administer the commercial loan participation program.
- Serve as a backup to other roles within the Loan Servicing team as needed

Education:
A high school diploma or General Education Degree (GED) is required. A minimum of one year of related work experience; or equivalent combination of education and experience.
