A long-standing and highly respected general contractor in Hawai'i is seeking an experienced
Project Manager
to support multiple commercial and mixed-use developments on the Big Island. The company has a strong track record across hospitality, civil, industrial, institutional, and residential construction, and is known for its commitment to quality, safety, teamwork, and community.
Position Overview
The Project Manager will oversee all phases of construction—from preconstruction through turnover—ensuring projects are delivered safely, efficiently, and within budget. This role requires a seasoned construction professional with strong communication skills, deep technical understanding, and the ability to manage the unique logistical challenges associated with building in Hawai'i.
You will collaborate closely with field leadership, subcontractors, owners, architects, engineers, and internal project teams to drive successful execution.
Key Responsibilities
Project Leadership & Execution
- Manage all aspects of assigned construction projects, including planning, scheduling, budgeting, and execution.
- Lead preconstruction efforts and coordinate all project documentation.
- Oversee subcontractor selection, bid review, contract administration, and procurement.
- Ensure project compliance with company standards for safety, quality, and performance.
- Monitor project progress, resolve technical issues, and provide leadership to field teams.
Financial & Contract Management
- Develop and manage project budgets, cost projections, and schedule forecasts.
- Review and approve pay applications, vendor invoices, and change orders.
- Identify financial risks early and implement mitigation strategies.
Client & Stakeholder Communication
- Serve as the primary project contact for owners, consultants, and external stakeholders.
- Lead weekly OAC meetings, prepare progress reports, and maintain transparent communication.
- Build trust-based partnerships with clients and project partners.
Field Coordination
- Work directly with Superintendents to align schedule, manpower, and jobsite goals.
- Support field operations with timely decisions, technical guidance, and strategic planning.
- Help coordinate logistics such as material deliveries, phasing, and equipment needs.
Qualifications
Required:
- 10 years
of construction project management experience - Strong background in
commercial construction
(hospitality, retail, mixed-use, industrial, institutional, etc.) - Proven success managing projects in the
$10M–$100M
range - Expertise in scheduling (Primavera P6 or MS Project), cost control, and project documentation
- Strong ability to manage subcontractors, budgets, and procurement activities
- High-level communication, leadership, and conflict-resolution abilities
- Valid driver's license and ability to visit jobsites across the Big Island
Preferred:
- Experience working in Hawai'i or similar island environments
- Familiarity with local codes, permitting processes, and subcontractor market
- Degree in Construction Management, Engineering, or related discipline
- Proficiency with Procore or similar construction management software
