🏠 Now Hiring: Purchasing Agent – Custom Residential Construction

We’re looking for an experienced Purchasing Agent to join our team and support high-end, fully custom residential construction projects. This role is ideal for someone with a strong background in residential construction purchasing, estimating, subcontractor buyout, and project procurement who can manage costs, scopes, bids, and trade-partner relationships from preconstruction through project execution.

🔹 Key Responsibilities

• Own project buyout activities from approved budgets through subcontract and purchase-order issuance and final reconciliation.
• Prepare and reconcile estimates, quantity takeoffs, bid leveling, and scope comparisons.
• Develop detailed bid packages and scopes of work from plans, specifications, selections, and project requirements.
• Solicit, evaluate, and negotiate subcontractor and supplier proposals based on cost, quality, scope, and schedule.
• Identify scope gaps, exclusions, overlaps, allowances, long-lead items, and budget risks before commitments are made.
• Prepare and maintain purchase orders, subcontracts, vendor pricing, budgets, and buyout documentation.
• Partner with preconstruction, design, operations, superintendents, and accounting to ensure accurate project handoffs and cost coding.
• Support change-order pricing and procurement, including scope, cost, lead time, and approval verification.
• Build and maintain strong trade-partner relationships while expanding the qualified vendor network.
• Track procurement and long-lead materials and proactively escalate potential budget and schedule risks.
• Maintain historical pricing, estimating assumptions, bid templates, and cost data to improve estimating accuracy.

🔹 What We’re Looking For

• 3 years of experience in residential construction purchasing, estimating, project coordination, or a related field.
• Custom-home construction experience strongly preferred.
• Ability to read architectural/engineering plans, specifications, schedules, and finish selections.
• Strong understanding of residential construction scopes, materials, sequencing, and trade interfaces.
• Experience with quantity takeoffs, bid analysis, negotiations, and cost estimating.
• Strong organization, communication, follow-through, and attention to detail.
• Proficiency with Excel and construction estimating/project-management software.
• Experience with JobTread, Buildertrend, or similar platforms is preferred.
