🏢 Student Housing Community (Off-Campus, Near University of Tennessee)
We are seeking an experienced Property Manager to lead the day-to-day operations of a boutique off-campus student housing community located just minutes from the University of Tennessee. This is a full-time, exempt role reporting directly to the Regional Manager.
About the Community
This off-campus student housing community offers fully furnished 1–4 bedroom apartments designed to meet student needs. Residents enjoy in-unit washers and dryers, high-speed internet, fully equipped kitchens, and select upgraded residences featuring stainless steel appliances, quartz countertops, wood-style flooring, and modern lighting.
What You’ll Do
As Property Manager, you will be responsible for the overall performance of the community, leading both operational and financial success while delivering an exceptional resident experience. You’ll build and mentor a strong on-site team, partner with corporate leadership, and ensure the community consistently meets its goals.
Key Responsibilities Include:
- Drive financial performance by achieving monthly, quarterly, and annual NOI goals through effective revenue strategies and expense control
- Lead leasing and marketing efforts, maintain competitive market knowledge, and ensure budgeted occupancy levels
- Oversee rent collection, delinquency management, and compliance with landlord-resident laws, including legal actions when necessary
- Recruit, train, mentor, and manage a high-performing on-site team, fostering accountability and engagement
- Deliver superior resident service by monitoring service request completion, maintaining community standards, and addressing concerns proactively
- Manage operational and financial reporting with accuracy and timeliness
- Identify operational and financial risks and collaborate with leadership to implement corrective action plans
- Serve as the primary liaison between the property, corporate office, and investors as needed
- Promote adaptability, innovation, and solution-oriented thinking
- Perform other duties as assigned
What You’ll Bring
- High school diploma or equivalent required; bachelor’s degree preferred
- 3–7 years of progressive experience in student housing property management, with at least one year as a Property Manager preferred
- Active or ability to obtain required state and local licenses and certifications
- Experience with property management systems such as Entrata, OneSite, or YieldStar preferred
- Strong Excel skills, including formulas, sorting, and filtering
- Strong leadership, communication, and problem-solving skills
