Position Summary

The Maintenance Supervisor is responsible for overseeing all physical operations of the community, ensuring that the property is well-maintained, safe, and fully functional. This role leads the maintenance team, coordinates repairs and preventative maintenance, manages vendor relationships, and ensures compliance with Bonner Carrington’s standards as well as federal, state, and local requirements. The Maintenance Supervisor works closely with the Property Manager to support resident satisfaction, control expenses, and sustain the community’s long-term value.

Key Responsibilities

Team Leadership & Supervision

• Directly supervise the maintenance team, including training, scheduling, and performance management.

• Promote a culture of safety, accountability, and teamwork within the maintenance department.

• Mentor and develop team members to ensure quality work and career growth.

Maintenance Operations

• Prioritize, assign, and oversee completion of work orders, unit turns, and preventative maintenance.

• Perform skilled maintenance tasks, including electrical, plumbing, HVAC, appliance repair, carpentry, and general upkeep.

• Ensure all vacant units are turned efficiently and meet Bonner Carrington standards for new residents.

• Maintain an organized inventory of tools, equipment, and supplies.

Preventative & Safety Programs

• Develop and execute preventative maintenance plans, including unit inspections, alarm battery replacement schedules, HVAC servicing, and seasonal property checks.

• Ensure compliance with OSHA, EPA, Fair Housing, and company safety standards.

• Conduct regular property inspections to identify hazards, maintenance needs, and opportunities for improvement.

• Partner with Risk & Compliance teams to mitigate incidents and implement corrective measures.

Vendor & Budget Management

• Coordinate and oversee vendor work, ensuring quality performance and adherence to contracts.

• Obtain bids, manage purchase orders, and monitor maintenance expenses in line with the community budget.

• Track capital improvement projects and ensure timely, cost-effective completion.

Resident Service

• Respond promptly and professionally to resident service requests, ensuring timely resolution.

• Support resident retention by maintaining high standards of property appearance and functionality.

• Participate in on-call rotation for after-hours emergencies.

Qualifications

• High school diploma or equivalent required; technical certification or trade school preferred.

• 3–5 years of multifamily property maintenance experience, with at least 1–2 years in a supervisory role.

• Advanced knowledge of building systems (electrical, plumbing, HVAC, carpentry, appliances).

• EPA Section 608 HVAC Certification (Type II or Universal) required; CPO (Certified Pool Operator) preferred.

• Strong leadership, organizational, and problem-solving skills.

• Ability to work flexible hours, including evenings, weekends, and on-call shifts.

• Tax Credit, HUD, Affordable Housing experience a plus.
