Position Summary
The Estimator / Project Manager plays a critical dual role in supporting both technical estimating functions and full-cycle project management. This position is responsible for developing accurate cost estimates, reviewing project specifications, coordinating project activities, managing client communication, and ensuring successful execution from preconstruction through closeout.
Ideal candidates will bring strong analytical skills, expertise in restoration and waterproofing systems, and the ability to manage multiple projects simultaneously while maintaining high quality and safety standards.
Key Responsibilities
- Estimate and manage commercial restoration and waterproofing projects from initiation to completion
- Review project plans, specifications, and technical documents to develop accurate cost estimates
- Analyze blueprints and drawings to determine material, labor, and equipment requirements
- Prepare take-offs, scopes of work, and bid packages
- Communicate with subcontractors, vendors, and suppliers to obtain and evaluate quotes
- Prepare detailed bids, proposals, and cost reports
- Oversee project schedules, budgets, and field operations to ensure timely and cost-effective completion
- Maintain regular communication with clients, subcontractors, and internal teams
- Manage project documentation, including contracts, change orders, and reports
- Develop new project leads and support business growth initiatives
- Ensure strict adherence to quality control and safety protocols
Education Requirements
- Bachelor’s degree in construction management or a related field
Experience, Knowledge & Abilities
- Minimum 5 years of experience in commercial construction estimating, preferably in restoration
- Experience with specialty or self-performing contractors preferred
- Strong understanding of building envelope systems, including masonry, concrete, stone, curtain wall systems, windows, and roofing
- Knowledge of historic preservation principles
- Proficiency in reading blueprints, specifications, and technical documents
- Strong analytical, mathematical, and problem-solving abilities
- Demonstrated ability to manage multiple projects simultaneously
- Strong negotiation, cost control, scheduling, and conflict-resolution skills
- Familiarity with contract and subcontract terms and conditions
- Excellent communication and leadership abilities
Technology Requirements
- Project management and estimating platforms such as Microsoft Project or Smartsheet
- Blueprint/document management systems such as Bluebeam or Procore
- Communication tools such as Microsoft Teams or Zoom
- Microsoft Office Suite (Word, Excel, PowerPoint)
- PDF editing software such as Adobe Acrobat
Work Environment & Physical Demands
This position includes both office and field responsibilities. Environments may include seasonal weather conditions, elevated or confined spaces, high-noise areas, and extended periods of standing or walking.
Physical Expectations:

Reporting Structure
This role reports directly to the Regional Director.
Pay: $100,000.00 - $130,000.00 per year
