Building Engineer (HVAC & Building Systems) β 12-Hour Shifts

We are seeking an experienced Building Engineer to operate, maintain, troubleshoot, and repair commercial building mechanical systems. This is a hands-on role responsible for ensuring HVAC, plumbing, building automation, and fire protection systems remain fully operational. What You'll Do
As a Building Engineer, you will be responsible for the daily operation and maintenance of the facility's critical infrastructure, including:
- Monitor and operate commercial HVAC systems using the Desigo Building Management System (BMS).
- Perform preventive maintenance on HVAC and mechanical equipment.
- Troubleshoot and repair heating, ventilation, air conditioning, and plumbing systems.
- Monitor fire alarm and fire protection systems using CAD-Graphics software.
- Inspect pumps, motors, fans, air handlers, rooftop units, valves, and related mechanical equipment.
- Perform routine maintenance including belt replacements, lubrication, filter changes, cleaning, and equipment inspections.
- Diagnose electrical and mechanical issues and perform necessary repairs.
- Read blueprints, wiring diagrams, and technical manuals to identify and resolve equipment problems.
- Respond to equipment alarms and system failures quickly to minimize downtime.
- Document completed work, inspections, and maintenance activities.
- Recommend repairs and system improvements to maintain peak equipment performance.
- Communicate professionally with customers, contractors, and facility personnel.
- Maintain a safe work environment while following company and OSHA safety standards.
Qualifications
We're looking for someone with experience maintaining commercial or industrial facilities who possesses:
- High School Diploma or GED.
- Experience maintaining commercial HVAC systems.
- Experience troubleshooting plumbing systems.
- Strong mechanical and electrical troubleshooting skills.
- Experience with preventive and corrective maintenance.
- Ability to read blueprints, schematics, and technical documentation.
- Experience working with Building Automation Systems (BAS/BMS) is highly preferred.
- Strong computer skills and experience using maintenance software.
- Excellent communication and customer service skills.
- Ability to work independently and prioritize multiple tasks.
- Specialized HVAC training or certifications are a plus.
- North Carolina or South Carolina HVAC license preferred, but not required.
