Handy Man - McMinnville, TN

Stevens Realty LLC is seeking a skilled, dependable, and experienced independent contractor Handyman to perform repairs and maintenance for residential rental properties. The ideal candidate must be able to work independently, troubleshoot maintenance issues, and deliver quality workmanship while meeting deadlines.

This is an independent contractor opportunity, not an hourly position. Compensation is based on approved estimates and completed work orders.

Responsibilities

• Perform general residential repairs and maintenance, including carpentry, painting, plumbing, and minor electrical work within applicable licensing requirements.
• Diagnose maintenance issues and recommend appropriate repair solutions.
• Install, repair, or replace fixtures, appliances, and other household components.
• Inspect properties and identify potential maintenance or safety concerns.
• Submit estimates for approval before starting any work.
• Complete approved work orders and provide clear before-and-after photos and required documentation.
• Maintain a clean and safe work environment.
• Communicate professionally regarding job progress, materials, and any additional repairs needed.
• Follow applicable safety standards and local regulations.

Requirements

• Proven experience as a handyman or residential maintenance contractor.
• Must have a reliable vehicle for traveling between residential properties.
• Must own and provide the necessary hand tools, power tools, and equipment to complete assigned jobs.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently, manage time effectively, and meet deadlines.
• Professional communication and reliable follow-through.
• Valid driver's license and reliable transportation.
• Appropriate licenses and insurance for work requiring them.
• Ability to perform physical tasks associated with residential repairs and maintenance.

Compensation & Work Process

• Payment is based on approved estimates and completed work orders, not hourly wages or a fixed service-call rate.
• Estimates must be submitted and approved by Stevens Realty before work begins.
• Labor and materials will be handled according to the approved estimate.
• Payment is processed after the work is completed, approved, and the required invoice and documentation are submitted.
