As a Maintenance Technician, you’ll care for a portfolio of one to four properties — keeping the structures and grounds in excellent condition. You deliver safe, efficient care of the physical plant through preventative systems, routine repairs, and the timely turnover of units. And you help build pride and a sense of community through responsive, respectful interactions and a physical plant that sparkles. You’ll work hand in hand with your Property Manager, backed by a strong, engaged home-office team.

CORE RESPONSIBILITIES — THE 5 F’S

Everything you do is in service of Stanford’s five pillars — the 5 F’s:

FULL: Turn vacant units quickly and keep them rent-ready so the property stays full.

FLUSH: Steward resources wisely — control maintenance costs, keep an adequate parts inventory, and protect property value.

FLAWLESS: Keep maintenance logs, preventative-maintenance records, and safety documentation inspection-ready at all times.

FABULOUS: Maintain the physical plant and grounds at the highest level — preventative maintenance, repairs, and annual capital improvements.

FRIENDLY: Respond to every resident request promptly and courteously, helping create a safe, welcoming community for all.

DAY-TO-DAY RESPONSIBILITIES

  • Provide prompt, courteous responses to all resident service requests, including 24-hour emergency requests, and complete work orders in a timely manner
  • Perform routine repairs and execute a preventative maintenance program, keeping accurate maintenance logs
  • Maintain and repair heating and central air conditioning equipment, appliances, and general plumbing; perform minor electrical, carpentry, and interior/exterior painting repairs
  • Prepare and turn over vacant apartments — including cleaning and minor repairs — as coordinated with the Property Manager
  • Clean and maintain common areas, hallways, laundry rooms, community rooms, and other shared spaces
  • Maintain grounds, including mowing, trimming, landscaping, seasonal cleanup, snow removal, and care of related equipment (duties vary by property)
  • Monitor building systems, maintain an adequate inventory of parts and supplies, and help maintain a safe, orderly workshop
  • Coordinate with management on maintenance needs and resident concerns, and assist in monitoring work performed by outside contractors

WHAT WE’RE LOOKING FOR

  • Highly self-motivated and organized, able to work independently while keeping strong, open communication with your Property Manager
  • An honest communicator and independent thinker who can solve problems with many variables, where little standardization exists
  • A strong ability to prioritize, multitask, and meet deadlines
  • The ability to build credibility in the community through respectful, professional interactions
  • Hands-on skill with minor plumbing, electrical, carpentry, and painting repairs
  • Experience with cleaning and custodial duties

REQUIREMENTS

  • High school diploma or GED
  • 1–2 years of relevant maintenance experience (general maintenance experience preferred)
  • Must have your own tools
  • Valid driver’s license with insurance, and reliable transportation
  • Availability for 24-hour emergency maintenance
  • Ability to lift up to 50 pounds and perform physical tasks
