As a Property Manager, you’ll lead a portfolio of one to four affordable housing communities — owning the full scope of successful operations. From leasing and rent collection to compliance, budgets, and the care of the physical plant, you keep your properties full, financially sound, inspection-ready, and genuinely welcoming. You’ll supervise a local maintenance and cleaning team and work hand in hand with your Senior Property Manager and a strong, engaged home-office team.

Foundational responsibilities fall into five areas:

  • Full - Drive leasing and marketing to keep your properties at 100% occupancy.
  • Flush – Collect all rents in full and on time, manage the budget, and protect each property's financial health.
  • Flawless – Keep files, certifications, and compliance paperwork inspection-ready at all times.
  • Fabulous - Oversee maintenance, turnovers, and annual capital improvements so the physical plant stays at its best.
  • Friendly – Create and maintain a safe and welcoming community for residents, staff, and stakeholders.

Day-To-Day Responsibilities

  • Drive leasing and marketing to keep your properties full; process applications, certifications, and recertifications accurately and on time
  • Collect rents in full and on time, manage delinquencies, and oversee the property budget
  • Maintain inspection-ready files and ensure compliance with HUD/RD and other regulatory requirements
  • Supervise and support on-site maintenance and cleaning staff, and manage vendor and contractor relationships
  • Coordinate routine maintenance, unit turnovers, and annual capital improvements with your team
  • Build positive resident relationships and resolve concerns promptly and professionally
  • Partner with your Senior Property Manager and home office on reporting, budgets, and goals

WHAT WE’RE LOOKING FOR

  • A skilled leader and independent thinker; a patient, active listener with healthy boundaries
  • A strong ability to prioritize, multitask, meet deadlines, and switch focus quickly when needed
  • The ability to build credibility with residents, vendors, and stakeholders through respectful, professional interactions

REQUIREMENTS

  • High school diploma or GED
  • Minimum two years managing subsidized residential communities, or an equivalent combination of education and experience
  • Proficiency in Microsoft Word, Excel, and Outlook; property management software a plus
  • Strong math skills and comfort with budgets
  • Valid driver’s license with insurance and reliable transportation
  • COS or STAR certification preferred — Stanford will aid in obtaining it

Pay: $50,000.00 - $55,000.00 per year
