Project Manager – Luxury Residential Construction

Position Summary

The Project Manager is responsible for the overall planning, coordination, execution, and financial performance of luxury residential construction projects. This role serves as the primary point of contact between clients, architects, consultants, subcontractors, and field teams, ensuring projects are delivered on schedule, within budget, and to the highest standards of quality.

Location: Miami, FL

Salary Range: $90-$110k bonus benefits

Key Responsibilities

Project Planning & Execution

• Oversee all phases of construction projects from pre-construction through final closeout.
• Develop and maintain project schedules, budgets, and milestones.
• Coordinate with architects, engineers, designers, consultants, and permitting agencies.
• Review drawings, specifications, contracts, and project scope requirements.
• Identify and mitigate project risks to minimize delays and cost overruns.
• Ensure successful project completion and turnover to ownership.

Budget & Financial Management

• Prepare and manage project budgets and cost projections.
• Review bids and negotiate pricing with subcontractors and vendors.
• Track project costs, change orders, invoices, and commitments.
• Analyze financial reports and provide regular cost-to-complete forecasts.
• Ensure projects meet profitability objectives.

Team & Stakeholder Coordination

• Serve as the primary liaison for clients, ownership, and project stakeholders.
• Collaborate closely with Superintendents to coordinate field activities and project schedules.
• Lead project meetings and communicate progress, challenges, and solutions.
• Manage subcontractor performance and contract compliance.
• Foster strong relationships with clients, consultants, and trade partners.

Quality & Compliance

• Ensure all work meets project specifications, quality standards, and client expectations.
• Monitor compliance with building codes, permitting requirements, and safety regulations.
• Coordinate inspections and approvals throughout the project lifecycle.
• Oversee punch-list completion and closeout documentation.

Leadership & Communication

• Provide leadership and direction to project teams.
• Maintain accurate project records, reports, and documentation.
• Resolve project issues proactively and escalate concerns when necessary.
• Promote a collaborative, professional, and results-oriented work environment.

Qualifications

Required

• Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
• Minimum 5 years of project management experience in residential or commercial construction.
• Strong understanding of construction methods, scheduling, budgeting, and project controls.
• Ability to read and interpret construction drawings, specifications, and contracts.
• Experience managing subcontractors and multiple project stakeholders.
• Proficiency with Microsoft Office Suite, including Excel and Project.
• Excellent organizational, leadership, and communication skills.

Preferred

• Experience managing luxury residential, waterfront, or custom home projects.
• Knowledge of South Florida building codes, permitting, and inspection processes.
• Experience with project management software such as Procore, Buildertrend, Primavera P6, or similar platforms.
• Bilingual English/Spanish proficiency.
