Spyglass Talent Solutions is a retained search firm partnering with clients to identify and recruit top talent across multiple disciplines. Our firm has been retained by a North Carolina-based commercial general contractor to conduct a search for a Project Manager.
The Project Manager will lead the full lifecycle of commercial construction projects from preconstruction through closeout across the company’s Wilmington portfolio. This new role was created to support continued growth in the region and is critical to maintaining the standard of client service the company is known for.
Responsibilities include:
• Lead and manage commercial construction projects, including medical office, retail, and restaurant projects.
• Manage the full project lifecycle from preconstruction and buyout through final closeout.
• Develop and maintain project schedules, budgets, and cost controls, identifying and resolving variances proactively.
• Oversee subcontractor procurement, buyout, contract administration, and performance management throughout all project phases.
• Coordinate closely with Superintendents to ensure field execution aligns with project plans, specifications, and quality standards.
• Serve as the primary point of contact for clients, maintaining strong relationships and delivering clear, timely communication throughout the project.
• Manage all project documentation including RFIs, submittals, change orders, pay applications, and closeout packages.
• Collaborate with company ownership on project strategy, preconstruction planning, and early project decisions.
• Uphold the company’s reputation for quality, responsiveness, and comprehensive project delivery.
• Operate with a high degree of autonomy, owning project outcomes and making sound decisions independently.
Skills and Experience:
• 10 years of experience in commercial construction, with 5 years in a Project Manager role with a general contractor.
• Demonstrated experience managing ground-up commercial construction projects across multiple project types.
• Proven ability to manage multiple projects simultaneously while maintaining budget discipline, schedule adherence, and client satisfaction.
• Experience with medical office or retail construction is helpful but not required.
• Strong financial acumen with the ability to manage project budgets, track costs, and forecast outcomes.
• Excellent organizational and communication skills; capable of managing multiple stakeholders and keeping all parties aligned.
• Self-directed and entrepreneurial; comfortable operating with autonomy and without heavy bureaucratic structure.
• Proficient in construction project management software; Procore or similar platform experience preferred.
• Strong knowledge of contract administration including subcontractor agreements, change orders, lien waivers, and pay applications.
