CONSTRUCTION SENIOR PROJECT MANAGER

Spero Solutions is searching for an experienced Construction Senior Project Manager to run multiple multi-million-dollar construction projects through-out the Southeast. A successful candidate should have a strong background in general contracting and managing subcontractors with expertise in federal government contracting and/or medical facility construction. Primary Duties
- Responsible for oversite of multiple multi-million dollar projects.
- Overall responsibility for project owner satisfaction and project financial performance.
- Assemble project management team with division management.
- Supervising all direct responsibilities of the Project Management Team. In the absence of a PM, the PM’s responsibilities shall be handled directly.
- Oversee submittal process.
- Oversee request for information (RFI) process.
- Oversee the coordination of material deliveries.
- Oversee job photos and progress documentation.
- Oversee the completion of job close-out requirements.
- Oversee jobsite safety enforcement. Work with field management to generate job specific safety plan for the project.
- Schedule development, management and reporting. Work with project management team, scheduling consultant, and/or field supervision to schedule the project. Monitor overall project schedule on a monthly basis or more frequently as needed.
- Oversee Project Management correspondence with the Owner, Engineer and Architect.
- Work with Pre-Construction department to transition the project from estimating to project management.
- Establish project schedule of values and billing and payment application requirements. Track account receivables.
- Review and approve prior to submittal any project contract changes (drawing revisions, ASI’s, contract change directives) and coordinate with project delivery requirements.
- Review and Approve change order requests, put together by the PM, for work outside of the scope of the plans and specifications.
- Responsible for project cost allocation and oversight of financial management process.
- Review monthly financial projections through detailed monitoring of project costs.
- Attend and contribute as needed to OAC progress meetings and review monthly status reports.
- Provide feedback to estimating department on project(s) presently under construction.
- Assist with business development initiatives for select clients and particular market sectors.
- Train and mentor Project Managers, Assistant Project Managers, and Co-Op/Intern Students.
- This position reports to our General Manager of Construction Operations.
Education - Skills - Knowledge - Qualifications & Experience
- Bachelor's degree in construction, engineering, or related field. Building Construction degree is preferred.
- Minimum of 10 years of construction experience.
- Able to perform Project Manager duties proficiently.
- Understanding of all aspects of project management.
- Ability to managing multiple projects and multiple people.
- Proven leadership ability.
- Working knowledge and experience with Procore.
- Proficient in P6.
- Proficient in all Microsoft Office Applications.
- Thorough understanding of financial accounting systems.
- Proven ability to deliver projects within contract requirements.
- Effective oral communication and interpersonal skills.
- Technical writing skills.
- Conflict resolution skills and experience with successfully resolving disputes.
- Superior organizational skills.
- Ability to multitask and prioritize resources.
- Willingness to travel to Southeast US jobsites periodically, as needed.
