Responsible for achieving "On Your Own Lot" Homes sales, closing, and revenue goals, while providing customer/ Realtor facing communications and promoting a culture of sales excellence.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Generate Traffic
- Develop and implement a lead generation plan. In order to meet and exceed sales goals, a sales professional must be proactive in generating leads, and must constantly hone their sales skills in order to convert the greatest number of leads possible. Sources of new leads include: existing homeowners, current purchasers, REALTORS, apartment renters, business owners/leaders, personal affiliations, neighboring older communities. The methods to reach out to these new leads are: phone calls, email ,direct mail, flyers, office visits for presentations, new home buyer seminars, scheduled follow up letters, e-blasts, and telephone calls to any and all prospects
- Audit and help maintain up to date online presence with updated information such as vistahomes.com, MLS, etc.
- Build and leverage relationships with Real Estate Agents
- Conduct regular prospecting and appointment setting activities
- Coordinate with the marketing team to plan traffic generating activities
- Register all prospects and record them in Lasso CRM immediately within 24 hours of them walking in your door. Enter all prospecting activities, traffic and appointments into Lasso CRM.
Drives Results
- Meet and exceed monthly, quarterly, and annual sales and closing goals.
- Proactively manage the supply of quick delivery homes coming to market
- Perform competitive analysis and make recommendations to optimize sales results
- Manage spec home appearance to achieve best first impressions
- Demonstrate spec homes, community/floorplan features and homesites to customers
- Get a commitment from each prospect by: contract, home-site reservation, appointment with day and time, or telephone appointment with day and time
- Complete the required follow-up with all internal customers and prospects by telephone and take good notes
- Understand how to read blueprints and know all the options that are offered.
- Execute clean and precise paperwork, and submit all contract documents and earnest money deposits it in a timely manner. All documents needs to be submitted within 24 business hours.
- Attend and participate in all sales related meetings
Customer Service
- Provide all customers an exceptional experience, building relationships and learning about the customer’s story
- Be a great team player for your construction team, design coordinators, mortgage team, closing team, and internal team.
- Partner with the design team to meet business objectives and enhance the customer experience
- Assist in facilitating mortgage process with preferred lenders and manage backlog through closing.
- Manage and facilitate the weekly communication processes with post-sale customers
SKILLS AND ABILITIES REQUIRED

- Communication: when speaking and writing, uses appropriate grammar, organizes ideas clearly, and articulates ideas concisely with ease
- Willingness to take on additional responsibilities outside the scope of your job duties
- 3 years sales experience
- Real Estate license is preferred
- Weekend availability is required, maintains a full-time, 5-day work week
Salary : $250,000 - $350,000
