The Solomon Organization has an opportunity for an experienced Maintenance Supervisor to lead the maintenance efforts for Iroquois Village in Niskayuna NY. Ideal candidates will have a minimum of three years' experience in apartment maintenance, preferably in a Senior Maintenance Technician or Maintenance Supervisor role.
ESSENTIAL FUNCTIONS:
- Prepares vacant units for incoming residents
- Manages work orders requests for service
- Maintains adequate inventory of spare parts and maintenance materials
- Assists in maintaining the grounds, common areas and amenities
- Supervises maintenance team
- Works with supervisors to complete projects
- Other duties as assigned by supervisor
Must own some basic tools for use on the job
Must have own transportation to move around the community
JOB REQUIREMENTS:
- Ability to work full time 40 hours per week, plus overtime as needed
- Mandatory Snow Removal and On-Call for Emergencies
- 5 years actual hands on experience
- Ability to assess problems and solve them with a strong sense of urgency
- A high school diploma or equivalent and professional knowledge of business disciplines

EXPECTATIONS:
Attendance is an imperative job function as is working in a team oriented environment.
PHYSICAL DEMANDS IN ADDITION TO THOSE LISTED ABOVE:
Ability to lift 50 lbs. Position requires bending, lifting, kneeling, twisting, and performing installations at awkward angles. Work environment may include loud noises, dust, dirt, and minor hazards.
