What are the responsibilities and job description for the Building Manager position at Soaring Eagle Lodge?
Job Overview
Soaring Eagle Lodge is seeking a dependable, motivated, and hands-on Building Manager to oversee the daily operations of our 67-unit condominium association. This is an excellent opportunity for someone who enjoys a variety of responsibilities, takes pride in maintaining a first-class property, and is comfortable leading a small team while working alongside them.
Because we are a small operation, this is not a desk-only management position. The successful candidate will be willing to assist with day-to-day operational tasks whenever needed while coordinating larger projects with outside contractors.
Responsibilities
- Oversee the daily operation of the condominium building and common areas.
- Supervise two full-time maintenance employees and seasonal front desk staff.
- Recruit, schedule, train, and manage seasonal employees during peak winter and summer seasons.
- Ensure the property is clean, safe, and well-maintained at all times.
- Assist with front desk coverage and guest services as needed.
- Coordinate common area cleaning, exterior maintenance, hot tub area upkeep, snow removal, and other daily operational tasks.
- Ensure the lobby's wood-burning fireplace is maintained during evening hours throughout the ski season.
- Process employee payroll and maintain employee records.
- Order, inventory, and stock maintenance, cleaning, office, and operational supplies.
- Coordinate maintenance and repair projects with contractors and vendors.
- Work closely with the HOA Board to develop priorities, budgets, long-term maintenance plans and HOA Board meetings.
- Obtain bids, schedule contractors, and oversee capital improvement projects.
- Respond promptly to emergencies and unexpected maintenance issues.
- Maintain positive relationships with owners, guests, employees, and vendors.
What We're Looking For
The ideal candidate is:
- A self-starter who requires minimal supervision.
- Comfortable performing a wide variety of operational tasks.
- An effective leader who leads by example.
- Organized and detail-oriented.
- Friendly and professional with excellent customer service skills.
- Able to prioritize multiple responsibilities in a fast-paced environment.
- Available to work evenings, weekends, and holidays as operational needs require.
Preferred Qualifications
- Previous property management, hotel, condominium, resort, or facilities management experience.
- Experience supervising employees.
- Basic knowledge of building systems and general maintenance.
- Experience with scheduling, payroll, purchasing, and vendor management.
- Strong computer skills including Microsoft Office or similar software.
- Valid driver's license.
Physical Requirements
This position includes both office and hands-on responsibilities. The Building Manager should be able to:
- Walk the property regularly.
- Work outdoors in all weather conditions.
- Assist with common area cleaning, light maintenance and operational tasks.
- Help with snow removal as needed (the area averages approximately 14 feet of annual snowfall).
- Lift up to 50 pounds.
Specialized repairs and major maintenance are performed by qualified contractors or maintenance personnel.
Compensation
Competitive salary based on qualifications and experience.
