Self Storage Plus is looking for a Senior Manager of Revenue Management to own pricing strategy and rate execution across our portfolio of self storage locations. This role sits within the Revenue Management team and reports directly to the Director of Revenue Management.
This is not a purely strategic role. You will spend meaningful time in the data, in our systems, and in the day-to-day mechanics of pricing — while also contributing to longer-term strategy on how we price, when we move rates, and how we respond to market conditions. If you are comfortable moving between a whiteboard conversation and a pivot table in the same afternoon, this role will suit you.
We operate entirely within the self storage industry, so experience in or a clear understanding of self storage revenue management is strongly preferred. Hospitality or multifamily pricing experience may transfer, but you will need to get up to speed on how self storage dynamics differ.
WHAT YOU'LL DO
Pricing Strategy & Rate Management
- Own the day-to-day pricing decisions for assigned markets and locations, including street rates, web rates, and promotional pricing.
- Monitor rate performance across the portfolio and make proactive adjustments based on occupancy trends, competitive positioning, and demand signals.
- Develop and maintain rate frameworks and decision rules that store-level and regional teams can execute against.
- Partner with the Director to build and refine seasonal pricing strategies, move-in/move-out modeling, and length-of-stay optimization.
- Support the rollout and ongoing management of Value Based Pricing across store locations.
Analysis & Reporting
- Build and maintain dashboards and reports that track KPIs including occupancy, achieved rate, rate variance, and net effective rent.
- Conduct regular performance reviews at the location, market, and portfolio level — identifying underperforming stores and diagnosing root causes.
- Translate data into clear recommendations that non-technical stakeholders (operations, marketing, store managers) can act on.
- Monitor competitor pricing on an ongoing basis and surface relevant intelligence to the Director and leadership team.
Systems & Tools
- Serve as a day-to-day power user of our revenue management system (RMS) and property management system (PMS).
- Work with the Director and technology teams on system configuration, rule-setting, and optimization within our RMS platform.
- Identify gaps in tooling or process and bring forward recommendations for improvement.
Cross-Functional Collaboration
- Act as a resource for regional and store-level teams on pricing questions — providing guidance, training materials, and direct support as needed.
- Partner with Marketing on promotional strategies and how pricing and campaigns interact.
- Collaborate with Operations on move-in/move-out planning, lease-up strategies for new locations, and special situation pricing.
WHAT YOU BRING
Required
- 6–8 years of experience in revenue management, pricing strategy, or a closely related analytical role.
- Hands-on experience with revenue management systems — not just oversight, but direct configuration and use.
- Strong analytical skills and comfort working with large datasets. Proficiency in Excel is required; experience with BI tools (Tableau, Power BI, or similar) is a plus.
- Ability to build clear, concise reports and communicate findings to both analytical and non-analytical audiences.
- A working understanding of how pricing, occupancy, and revenue interact — and how to make trade-offs between them.
- Self-starter who can manage multiple priorities, work independently, and escalate effectively when needed.
Preferred
- Direct experience in self storage revenue management.
- Familiarity with self storage RMS platforms such as Veritec, Storable, or similar.
- Experience supporting multi-location or multi-market pricing operations.
- Background in a pricing or analytical role at an operator with 50 locations.
Salary : $90,000 - $110,000
