Job Summary
The following is a Job Description for the maintenance staff. The maintenance department performs routine and extensive preventative maintenance and repair procedures for the Pavillion Condominium.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
1) Performs minor repair of all buildings and equipment.
2) Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
3) On-call (during non-normal business hours) in order to respond to emergency maintenance requests as required.
4) Assists with the renovation/repairs plaster of building structures.
5) Conduct unit, attic, building, and property inspections when required and report findings.
6) Maintains records of scheduled maintenance procedures.
7) Update work orders showing progress of repairs. Cost is to be documented under this as well.
8) Change light bulbs as required.
9) May obtain estimates for supplies, repair parts; orders parts as needed.
10) Communicate with unit owners, vendors, and Town when needed.
11) Apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
12) Works at the direction of the Board of Managers and Managing Agent.
13) Keep the property clean.
14) All attic panel doors must be locked at all times.
15) Make sure all fire alarms are working.
16) Climbing on ladders and going on the roofs
17) Clean all gutters and down spouts.
18) Repair or replace damages on siding and fascia.
19) Replace and repair common doors as needed.
20) Follow winter schedule and install ice melt at the entrance way.
21) Such other work or services as directed by the Board from time to time.
22) All findings must be reported to the Managing Agent.
23) Inspection of car tags and delivery of tags to residents on a monthly basis.
24) Delivery of key fobs to residents when needed. Maintain key fob system as needed.
25) Keep garbage and garage area clean at all times.
26) Assist with pool maintenance when needed.
27) Employee must be comfortable with rule enforcement and being able to de-escalate situations.
Pay: From $18.00 per hour
