A privately held real estate investment management firm with a diverse portfolio of commercial properties is seeking an Accounting Manager. This role reports directly to the CFO and the ownership. The ideal candidate for the position should possess an analytical mindset, attention to detail, and the ability to manage various responsibilities. This position encompasses full-cycle property accounting while also supporting operational functions, budgeting, asset management, and financial analysis across the portfolio.
**Key Responsibilities:**
- Handle full-cycle property accounting and financial reporting for both owned and third-party managed assets.
- Review and reconcile financial reports provided by third-party managers.
- Manage the monthly and quarterly financial reporting process, including CAM reconciliations and tracking of NNN expenses.
- Perform general ledger management, including reconciliations, journal entries, and accruals.
- Stay up-to-date with real estate financial practices, particularly regarding lease abstracts and reimbursement structures.
- Oversee the annual budgeting process in collaboration with commercial property managers.
- Conduct budget versus actual analysis and variance analysis across multiple properties.
- Assist with cash flow forecasting and financial modeling at the property level.
- Support the underwriting and financial review process for potential acquisitions.
- Coordinate and assist with refinancing processes by providing necessary financial data and documentation.
- Serve as a key point of contact for accounting and finance-related issues at the property level.
**Qualifications:**
- A Bachelor’s degree in Accounting, Finance, or a related field.
- 3-5 years of experience in real estate property accounting, preferably in commercial/multit-enant/NNN properties.
- Strong working knowledge of CAM accounting and triple net lease structures.
- Proficiency in Microsoft Excel is essential.
