Custodian / Janitor (Part-Time) -- Federal Facility Support

Position Summary

Roku Management Consulting is seeking reliable, detail-oriented custodians to provide recurring janitorial and custodial services at a secured research facility in Frederick, Maryland. This is a stable, long-term opportunity supporting a multi-year federal contract. The role includes routine cleaning of office, laboratory-support, restroom, locker-room, and common-area spaces across a small multi-building campus, following defined performance standards and quality-control procedures.

Part-Time (approximately 24 hours/week) Schedule: Daytime hours within a 7:00 a.m.–4:30 p.m. window, 2–3 scheduled service days per week (Monday–Friday; no weekends or federal holidays except pre-scheduled annual floor work)

Because this is a controlled-access site, candidates must be able to pass a government trust determination/suitability background investigation and maintain facility credentials throughout employment.

Key Responsibilities

• Perform scheduled twice-weekly and weekly cleaning: restroom servicing and sanitation, restocking of paper and soap dispensers, floor sweeping/damp mopping, vacuuming, trash and recycling removal, glass and mirror cleaning, dusting, and metal-fixture care.
• Perform periodic tasks on schedule: quarterly high dusting and vent/grille cleaning, and annual strip-and-wax of common-area vinyl composition tile (VCT) floors and stairwells.
• Clean and sanitize break-room surfaces, sinks, and appliances to defined standards.
• Follow strict no-cross-contamination procedures (e.g., never using restroom tools on sinks/lavatories).
• Support cleaning within a high-containment area, which requires changing into provided garments, completing required on-site training (~1 hour), and showering out on exit; all gowning/showering time is paid.
• Use government-furnished equipment and cleaning chemicals properly, conserve utilities, and report any equipment or supply issues promptly.
• Adhere to sign-in/sign-out, badge display, key control, and appearance/conduct requirements at all times.
• Meet quality standards on every visit and support internal quality-control inspections.

Required Qualifications

• Prior commercial, institutional, or federal janitorial/custodial experience preferred.
• Ability to pass a government background/suitability investigation (processing averages 60–90 days) and to be legally authorized to work in the United States.
• Ability to follow detailed written cleaning standards, schedules, and safety procedures.
• Reliable attendance and punctuality; comfortable working independently and as part of a two-person crew.
• Physical ability to stand, walk, bend, reach, and lift up to 40 lbs, and to operate floor-care equipment (buffers, scrubbers, vacuums).
• Willingness to complete site-specific safety and containment training.

Preferred Qualifications

• Experience with floor care (stripping, waxing, buffing) across multiple surface types (VCT, carpet, tile, concrete).
• Familiarity with SDS/chemical-handling and OSHA safety practices.
• Experience working in secured, laboratory, healthcare, or childcare environments.
