Your Responsibilities:

As a Service Technician, you will report directly to the Community Manager and be responsible for maintaining the safety, functionality, and curb appeal of our community. Your day-to-day duties will include:

• Handling all service requests, including major and routine repairs.

• Completing make-ready tasks for vacant apartments, including repairs, painting, debris removal, and key rotations.

• Performing preventive maintenance on buildings, units, recreational facilities, and equipment.

• Maintaining and repairing pool equipment and ensuring safe pool operation.

• Keeping the maintenance shop clean, organized, and well-stocked.

• Providing 24-hour emergency maintenance service on a rotating basis.

• Painting and maintaining both interior and exterior community features.

• Coordinating with vendors for housekeeping, carpet, and floor repairs as needed.

• Ensuring compliance with Fair Housing regulations at all times.

• Completing and maintaining all required Preventive Maintenance Reports quarterly and semi-annually.

What We're Looking For:

• HVAC or EPA Certification preferred.

• Pool Operation and Maintenance Experience preferred.

• Minimum 3 years of related maintenance experience.

• Strong knowledge in electrical, plumbing, carpentry, HVAC troubleshooting, refrigeration, appliance repair, and irrigation systems.

• Commitment to delivering exceptional customer service.

• Ability to work on-call as part of a 24-hour emergency maintenance rotation.

Physical Requirements:

• Ability to lift up to 75 pounds.

• Ability to bend, stoop, kneel, twist, and work in small spaces.

• Ability to perform overhead repairs and maintenance tasks for extended periods.
