We are seeking a reliable, responsive, and hands-on Property Manager to oversee a diverse portfolio of rental properties in Great Falls, Montana.
This is an active, field-based role responsible for maintaining property operations, supporting tenants, and ensuring our units are clean, functional, and well-managed. The ideal candidate takes ownership of their work, communicates clearly, and is comfortable stepping in to solve problems as they arise.
This position will also include involvement in the sales of manufactured homes as our development grows.

Properties You’ll Be Managing
- Apartment buildings
- Multi-family properties (duplexes, triplexes, etc.)
- Single-family homes
- Co-living / rent-by-the-room housing
- Short-term rentals
- Manufactured housing development
- Additional property types as our portfolio continues to grow
Key ResponsibilitiesProperty Operations
- Oversee day-to-day operations across multiple property types
- Conduct regular inspections (interior and exterior)
- Manage unit turnovers and ensure readiness for new residents
- Maintain cleanliness, safety, and overall property standards
Leasing & Tenant Support
- Show available units and assist prospective tenants
- Respond to tenant and prospect communication in a timely manner
- Support leasing efforts and maintain strong occupancy
Maintenance Coordination
- Work with our administrative team to coordinate maintenance and repairs
- Meet vendors on-site and provide access as needed
- Inspect completed work for quality
Hands-On Support
- Perform light maintenance, cleaning, and unit preparation as needed
- Step in when vendors or cleaners are unavailable
- Assist with general upkeep to keep operations running smoothly
Sales (Growth Opportunity)
- Assist with the sale of manufactured homes within our development
- Work with prospective buyers and support the sales process
- Contribute to occupancy and revenue growth
- Aggressive performance-based bonuses available for manufactured home sales
Qualifications
- Previous property management experience preferred
- Strong communication and organizational skills
- Ability to manage multiple property types and priorities
- Comfortable in a hands-on, physically active role
- Problem-solving mindset with strong follow-through
- Basic maintenance skills are a plus
Requirements
- Ability to perform physical tasks including cleaning and light maintenance
- Reliable transportation
- Willingness to obtain a Montana Property Manager license (company-paid)
Compensation & Benefits
- Base salary: $38,000 – $44,000, depending on experience

Schedule
- Full-time
- Some evenings and weekends may be required based on property needs
Work Environment & Expectations
- This is primarily a field-based role, with the majority of time spent at properties managing day-to-day operations
- Some administrative work is required and will be completed at one of our offices in Great Falls
- While there is some flexibility in how you structure your day, this is not a remote position
- The role requires being present, responsive, and engaged in both the field and office as needed
