The Maintenance Assistant will assist the Maintenance Manager in the performance of preventative and routine maintenance.
The Maintenance Assistant will utilize the work order system and ensure the completion of all work orders.
The Maintenance Assistant will be expected to perform grounds work and periodic inspections and advise the Maintenance Manager of needed repairs, improvements, and safety issues.
Duties include:
- Perform preventative maintenance and routine maintenance.
- Ensure completion of work orders using the work order system.
- General maintenance, janitorial, and grounds work throughout the Community Associations.
- Periodic inspections of grounds, common area buildings, and structures.
- Advising the supervisor of needed repairs, improvements, and safety issues.
- Understanding of Carpentry, Concrete, Doors, Drywall, Fencing, Cleaning, Gutters, Locks, Plumbing, and Painting
- Plus other work-related tasks
- Maintenance experience preferred.
- Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing, and Painting
- Must be able to speak, read, and write English. Bilingual is a plus.
- Must be a proficient problem-solver.
- Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general.
- Experience and skills with simple electric maintenance are a plus, but not necessary.
Physical Requirements – Field/Maintenance Roles
• Ability to stand and walk for extended periods throughout the workday.
• Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
• Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
• Manual dexterity to operate tools, equipment, and machinery safely.
• Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
• Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
• Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
• Ability to wear and use appropriate personal protective equipment (PPE).
• Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.

$21.00/hour to $27.00/hour, depending on education and experience.
