Job Summary
The Senior Lead Technician is responsible for overseeing and performing advanced maintenance, repair, and operational support for commercial properties. This role provides technical leadership to maintenance staff, ensures building systems operate efficiently and safely, and serves as a key point of contact for property management, vendors, and tenants. This is a 1099 role
Key Responsibilities
Technical & Maintenance Duties
Perform advanced troubleshooting, maintenance, and repair of commercial building systems, including:
HVAC
Electrical systems
Plumbing
Lighting
Life safety systems (fire alarms, emergency lighting, generators)
Conduct regular inspections of buildings, equipment, and grounds to identify maintenance needs and safety concerns
Ensure compliance with local codes, safety regulations, and company standards
Respond to and resolve urgent maintenance issues and after-hours emergencies when required
Leadership & Supervision
Lead, mentor, and train maintenance technicians and building engineers
Assign and prioritize work orders to ensure timely completion
Monitor quality of work performed by in-house staff and contractors
Assist with hiring, onboarding, and performance evaluations of maintenance personnel
Vendor & Project Management
Coordinate and supervise outside contractors and service providers
Obtain bids, review scopes of work, and monitor vendor performance
Assist with capital projects, renovations, and system upgrades
Ensure projects are completed on time, within budget, and to specifications
Administrative & Communication
Maintain accurate records of work orders, inspections, repairs, and preventive maintenance
Use computerized maintenance management systems (CMMS) to track work and inventory
Communicate effectively with property managers, tenants, and ownership regarding maintenance issues and project updates
Assist in developing and managing maintenance budgets and inventory controls
Qualifications
Required
High school diploma or equivalent (technical certification preferred)
7 years of experience in commercial building maintenance or engineering
Strong knowledge of HVAC, electrical, plumbing, and mechanical systems
Proven leadership or supervisory experience
Ability to read blueprints, schematics, and technical manuals
Strong problem-solving and organizational skills
Preferred
EPA Universal Certification
OSHA training or certification
Trade licenses (electrical, HVAC, plumbing)
Experience with CMMS software
Experience managing Class A/B commercial properties
Physical Requirements
Ability to lift up to 50 lbs
Ability to climb ladders, access rooftops, and work in mechanical rooms
Ability to stand, walk, bend, and kneel for extended periods
Work Environment
Commercial office buildings, retail centers, or mixed-use properties
May require on-call availability, weekends, or after-hours work
