Our client is a premier General Contractor in Southern California, specializing in Healthcare and Life Science projects, looking to hire a Senior Project Manager for a ground‑up healthcare facility (HCAI-1). This role owns the project from preconstruction through closeout, ensuring technical compliance, financial performance, schedule integrity, and client satisfaction on some of the most complex healthcare builds in the region.
Responsibilities
- Lead all phases of a ground‑up HCAI project, including preconstruction planning, budgeting, scheduling, procurement, construction, commissioning, and turnover.
- Develop and manage the master project schedule, integrating project review timelines, phased approvals, and HCAI requirements.
- Oversee project financials: cost forecasting, buyout strategy, GMP development, contingency management, and monthly reporting.
- Drive proactive risk management, identifying constructability issues, regulatory hurdles, and schedule impacts early.
- Provide leadership and mentorship to Project Engineers, Assistant PMs, and field teams.
- Build strong, trust‑based relationships with clients, design partners, trade contractors, and regulatory officials.
- Facilitate OAC meetings, design coordination sessions, and subcontractor progress meetings.
- Maintain a collaborative, solutions‑oriented culture across all project participants.
- Champion a safety‑first mindset, ensuring compliance with company safety programs and healthcare‑specific protocols.
- Oversee QA/QC processes, mock‑ups, commissioning activities, and turnover documentation.
- Ensure all work meets the technical, functional, and aesthetic standards expected of a premier healthcare builder.
Qualifications
- 8 years of commercial construction experience, with at least 4 years managing HCAI/OSHPD projects in California.
- Proven success delivering ground‑up healthcare facilities valued at $50M .
- Deep understanding of HCAI processes, TIO/ACR workflows, IOR coordination, and healthcare construction codes.
- Strong financial acumen with experience managing complex budgets.
- Exceptional communication, negotiation, and leadership skills.
- Proficiency with Procore, Bluebeam, P6 (or equivalent scheduling software), and standard construction management tools.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
- Experience with design‑build or IPD delivery.
- Advanced knowledge of MEP systems common in acute‑care environments.
Salary : $175,000 - $225,000
