The Opportunity
We are seeking a highly organized Preconstruction Manager to oversee the preconstruction phase of our projects. This role serves as the operational bridge between Sales, Design, Procurement, and Project Management, ensuring every project is accurately estimated, financially sound, fully procured, and prepared for successful execution.
This position is responsible for estimating, job costing, purchasing, subcontractor procurement, vendor and manufacturer relations, material logistics, scheduling coordination, and production readiness. The successful candidate will play a critical role in protecting company profitability while ensuring projects transition seamlessly into production.
Previous experience using Buildertrend construction management software is required.
Key Responsibilities
- Prepare accurate project estimates and job costing while protecting company profitability.
- Coordinate projects from contract through production readiness.
- Procure materials and ensure they are ordered, scheduled, and ready for field deployment.
- Recruit, negotiate with, and manage subcontractors, including pricing, payment terms, scopes of work, and subcontractor agreements.
- Develop and maintain strong relationships with vendors and manufacturers while negotiating competitive pricing, purchasing agreements, and favorable payment terms.
- Monitor project costs and identify opportunities to improve efficiency and protect gross profit margins.
- Coordinate project schedules, purchasing, documentation, permits, and production readiness.
- Support Sales, Design, and Project Management by ensuring projects transition smoothly into construction.
- Maintain accurate project documentation, purchasing records, and operational reporting.
- Support continuous improvement initiatives while following PSW's Client Fulfillment Process (CFP).
Qualifications
- 5 years of experience in estimating, project coordination, procurement, purchasing, preconstruction, or construction operations.
- Proven experience preparing estimates, job costing, purchasing materials, and coordinating construction projects.
- Experience negotiating with subcontractors, vendors, manufacturers, and suppliers.
- Strong understanding of construction scheduling, procurement, budgeting, and cost control.
- Proficiency with Buildertrend software is required.
- Experience with estimating software such as LMN or similar construction estimating platforms is preferred.
- Strong computer proficiency with Microsoft Office and construction management software.
- Excellent organizational, communication, negotiation, and problem-solving skills.
- Experience in residential, commercial, interior, exterior, remodeling, design-build, or general construction is welcomed.
