What are the responsibilities and job description for the Assistant Maintenance Supervisor position at Priderock Capital Management, LLC?
Summary: The Assistant Maintenance Supervisor assists the Maintenance Supervisor in total on-site maintenance of the assigned Property. In the Maintenance Supervisors absence, the Assistant Maintenance Supervisor will assume all responsibilities associated with accomplishing property objectives as set forth by the company.
Duties and Responsibilities:
- Achieve budgeted maintenance expenses.
- Assist in the achievement of the annual budget plan
- Assist in supervising all service personnel
- All on-site maintenance functions
- Physical condition of the Property, including the condition of vacant apartments
- Upholding all Company policies, goals and the Company values related to customer service
- Completion of all service requests in a timely manner
- Report any maintenance problems to the Maintenance Supervisor and Property Manager along with corrective suggestions
- Participate in development and implementation of an ongoing property maintenance and improvement plan
- Assign daily work duties to service staff if instructed by the Maintenance Supervisor
- Follow up on service requests to assure the highest quality of customer satisfaction and all other duties as may be assigned from time to time
- Providing same date service; Producing 5 day turns
- Assist in implementing and maintaining preventative maintenance programs
- Maintain 24-hour on-call, 365 days per year
- May be required to assist at other Priderock properties upon request.
- Responsible for possessing and maintaining personal hand tools, reporting to work on time as scheduled and in proper uniform.
- All other duties as assigned.
