Maintenance Supervisor

We are seeking a dynamic and experienced Maintenance Supervisor to lead and oversee our facilities maintenance team. In this vital role, you will ensure the optimal operation, safety, and reliability of maintenance, electrical, plumbing, and HVAC systems across our apartment community. Your leadership will drive maintenance repair procedures, manage projects efficiently, and uphold safety regulations to create a safe and productive environment for all staff. Duties

• Supervise and coordinate daily maintenance activities across mechanical, electrical, plumbing, and HVAC systems to ensure operational efficiency.
• Manage facilities maintenance teams by assigning tasks, monitoring performance, and providing mentorship to foster a high-performing work environment.
• Oversee maintenance repair procedures using schematics, technical manuals, and troubleshooting techniques, including engineering troubleshooting for complex issues.
• Utilize Computerized Maintenance Management Systems (CMMS) to track work orders, schedule preventive maintenance, and maintain accurate records of maintenance activities.
• Ensure compliance with OSHA safety regulations by conducting safety audits, enforcing safety protocols, and training team members on safe work practices.
• Diagnose electrical, plumbing issues using tools such as ohmmeters and troubleshoot high voltage and low voltage electrical systems effectively.
• Plan and execute projects related to facilities upgrades or repairs while managing timelines, budgets, and resources efficiently.
• Maintain detailed documentation of maintenance procedures, safety inspections, schematics interpretation, and system repairs for continuous improvement.
• Manage and schedule maintenance employees work orders and emergency on calls

Skills

• Proven management experience with the ability to supervise teams effectively in a fast-paced environment.
• EPA certification required
• CPO certification required
• Repair and Replace appliances as needed
• Strong maintenance knowledge with expertise in HVAC system repair, plumbing system maintenance, electrical systems troubleshooting (including high voltage and low voltage), and industrial maintenance practices.
• Proficiency with CMMS software for work order management and record keeping.
• Deep understanding of OSHA safety regulations and ability to implement safety procedures that protect personnel and facilities.
• Skilled in reading schematics, technical manuals, and engineering troubleshooting guides for complex mechanical or electrical systems.
• Excellent project management skills with the ability to prioritize tasks while managing multiple projects simultaneously.
• Experience with programmable logic controllers (PLCs) used in industrial automation processes.
• Competence in using diagnostic tools such as ohmmeters for electrical testing; familiarity with HVAC controls is preferred.
• Strong communication skills in English for effective team leadership and coordination across departments.
• Ability to manage facilities maintenance teams by providing clear direction while fostering teamwork and accountability.
• Spanish speaking preferred
