What are the responsibilities and job description for the Remodeling Project Manager position at Powell Investments LLC?
WHAT YOU WILL DO
Renovation Planning & Scoping
• Walk every newly acquired property with ownership and produce a complete written scope of work before any work begins — including demo, structural, mechanical, finish, and punch list phases
• Assess existing conditions accurately: identify load-bearing elements, read the existing electrical panel and determine upgrade requirements, evaluate plumbing supply and drain condition, assess HVAC systems and routing constraints
• Identify code compliance issues — egress windows, smoke and CO detector placement, GFCI requirements, handrail heights, permit triggers — and factor them into scope and budget before work begins
• Produce realistic cost estimates by trade and line item, not ballpark totals
• Sequence all trades correctly so work does not have to be redone: rough-in before drywall, drywall before flooring, flooring before trim, trim before paint
Hands-On Field Work
• Perform and/or directly supervise general carpentry: framing, door and window installation, subfloor repair, stair repairs, deck work
• Install and finish drywall: hanging, taping, mudding, texture matching, and skim coating as needed
• Prepare surfaces correctly: scrape, sand, prime, and paint interior and exterior with professional results
• Complete interior finish work: baseboard, door casing, window stools and aprons, crown molding
• Install and finish LVP, hardwood, tile, and carpet — and know which substrate preparation each requires
• Perform bathroom and kitchen renovations: cabinet installation, countertop setting, tile backsplash, vanity and fixture installation
• Coordinate and inspect rough plumbing and electrical completed by licensed subcontractors; understand what you are looking at and catch deficiencies before they are closed in
• Perform minor plumbing tasks: fixture swaps, supply line replacement, drain snaking, shutoff valve replacement, water heater connections
• Perform minor electrical tasks: device and fixture replacement, outlet and switch installation under existing circuits — and know precisely where to stop and call a licensed electrician
• Install HVAC equipment with subcontractors and understand ductwork, refrigerant line routing, and thermostat wiring at a working level
• Manage exterior work: siding repair and installation, soffit and fascia, gutter installation, window and door flashing
Contractor & Crew Coordination
• Schedule and coordinate multiple workers simultaneously — in-house staff, licensed subcontractors, or a combination — so trades are not waiting on each other
• Hold contractors accountable to scope, timeline, and quality; identify deficient work and require correction before payment
• Source competitive bids for specialty work and make informed recommendations to ownership
• Be the single point of accountability on every active project
Materials Procurement & Logistics
• Procure all materials before work begins — not during. Delays waiting on supplies are a management failure, not a materials failure
• Know where to source materials competitively: Lowe's and Home Depot for convenience, lumber yards and tile distributors for value, online sources for specialty items
• Track materials by project, maintain receipts, and reconcile against project budgets
Project Management & Communication
• Maintain a live project tracker — currently Monday.com — covering milestones, budget by line item, and target completion dates for every active property
• Communicate project status to ownership on a consistent, structured schedule — no surprises, especially on cost overruns
• Document all completed work with dated photos by phase and maintain records by property
• Flag permit requirements proactively and manage the inspection process through completion
Systems & Team Development
• Help build and refine standard scope templates, procurement checklists, and punch list formats across property types
• As the team grows, train and supervise in-house renovation staff to consistent quality standards
Salary : $50,000 - $80,000
