Facilities Supervisor
Job Description
The Facilities Supervisor serves as a portfolio-wide triage resource, dispatched to properties to respond to and stabilize day-to-day maintenance and operational issues. By owning these immediate, on-the-ground challenges, the Facilities Supervisor enables the Facilities Director to remain focused on high-level strategic goals and deliverables across the portfolio. In addition to triage responsibilities, the Facilities Supervisor will also assist the Facilities Director with portfolio-wide projects and compliance initiatives within the following categories:
1. Critical Document Compliance: Assist property teams in completing critical on-site inspections and certifications.
2. Vendor Contracting Management: Support vendor scheduling and on-site supervision for routine and emergency vendor work. Ensure contractors are following scope, safety, and quality standards.
3. Preventative Maintenance: Assist in implementing and monitoring preventative maintenance schedules for HVAC, mechanical systems, plumbing, and electrical systems in coordination with the Facilities Director. Help ensure field teams are executing on PM plans effectively.
4. Staff Support & Training: Act as a peer resource and technical support to maintenance staff. Offer coaching on tools, processes, and systems in the field to improve technician performance and consistency. Support onboarding of new maintenance team members
5. Resident Satisfaction: In collaboration with Property Managers and Maintenance Supervisors, ensures the highest level of resident satisfaction and leasing “showability” through quality assurance of the following:
a. Work Orders & Turns: All work orders are completed to satisfaction within 48 hours and all apartment unit turns are completed and turned on budget within 7 days
b. Curb Appeal of Amenities & Grounds: including building corridors, pool clubs, pool clubs, model units, leasing offices and lobbies
6. Emergency Event Coordination: Participate in emergency event response alongside property teams. Be prepared to travel on short notice to stabilize property operations in the event of flood, fire, or building-wide service interruptions

Qualifications
High school diploma or equivalent
Collegiate degree (including vocational) preferred
Refrigerant Transition and Recovery Certification (types I and II) required
HVAC Certification Required
8 maintenance or construction experience
5 year managerial role
Advanced knowledge of maintenance systems, including inventory control, preventative maintenance and work order record keeping
Advanced knowledge of electrical troubleshooting of high and low voltage and the use of diagnostic equipment including volt/ohm meters.
Advanced knowledge of mechanical systems and equipment including HAC, landscaping, carpentry, painting, hydraulic systems, and electric motors.
Advanced knowledge in plumbing repairs and troubleshooting
Demonstrated leadership and management skills
Ability to perform heavy lifting (at least 60lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directly

Salary : $100,000 - $140,000
