Property Manager / Maintenance Supervisor (150 Units)
Location: East Texas (Longview, Marshall, Mount Pleasant, Fairfield, Waskom, Linden, Mount Vernon, or surrounding areas)

Position Summary
We are seeking a highly motivated and hands-on Property Manager / Maintenance Supervisor to oversee the daily operations and physical condition of a portfolio of apartment communities. This dual-role position is ideal for someone who enjoys both property management and maintenance operations while providing exceptional customer service to residents.
This position requires regular travel between assigned communities. The ideal candidate should be located in or near Longview, Marshall, Mount Pleasant, Fairfield, Waskom, Linden, or Mount Vernon, Texas, and must be willing to travel as required to support the assigned portfolio.
The ideal candidate is organized, solution-oriented, and capable of managing leasing, resident relations, financial performance, maintenance operations, vendors, and capital projects while ensuring each community remains safe, attractive, and well-maintained.
Key Responsibilities
Property Management
- Oversee the daily operations of assigned communities.
- Manage leasing, renewals, move-ins, and move-outs.
- Provide outstanding customer service and promptly resolve resident concerns.
- Monitor occupancy, delinquency, and collections.
- Conduct routine property inspections to maintain curb appeal and community standards.
- Ensure compliance with company policies, Fair Housing laws, and all applicable regulations.
- Maintain accurate resident files and operational records.
- Coordinate vendors and contractors as needed.
- Assist with budgeting, expense management, and operational reporting.
Maintenance Operations
- Perform routine maintenance, preventative maintenance, and repairs.
- Troubleshoot plumbing, electrical, HVAC, appliance, drywall, painting, and general carpentry issues.
- Complete work orders and emergency maintenance requests in a timely manner.
- Coordinate apartment make-readies and unit turns.
- Maintain community grounds, amenities, and common areas.
- Oversee outside contractors and service providers.
- Maintain maintenance inventory, tools, and supplies.
- Participate in an emergency on-call rotation as required.
Preferred Qualifications
- Previous experience in apartment property management and/or maintenance.
- Working knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
- Strong customer service and communication skills.
- Excellent organizational, time management, and problem-solving abilities.
- Experience using property management software is preferred.
- EPA Certification and HVAC experience preferred.
- Valid driver's license with a clean driving record.
- Reliable transportation and the ability to travel regularly between communities.
