What are the responsibilities and job description for the Maintenance Technician position at Waller Group Property Management?
As the Maintenance Technician you will be responsible for the overall maintenance and appearance of the community. This includes responding to resident requests, preventative maintenance, turn/make-ready work, and maintaining property standards.
Primary Responsibilities
- Respond to resident work orders/service requests and follow up to ensure completion and quality.
- Complete at least 85% of work orders within 48 hours.
- Complete make-ready work within an average of 5 days.
- Complete renovation units within 14 days when new flooring and cabinets are recommended.
- Proactively identify and address potential hazards by regularly walking the property and making repairs.
- Maintain daily upkeep of grounds and property appearance to meet company standards.
- Maintain accountability and security of all property-issued tools.
- Participate in regular team meetings to ensure safety measures are followed and assist with property safety audits as needed.
- Implement, document, and follow preventative maintenance programs and participate in ongoing training according to WGPM guidelines.
- Diagnose problems and make necessary repairs in areas such as HVAC, electrical, plumbing, carpentry, drywall, interior/exterior structures, appliances, and apartment make-readies.
- Perform other duties as assigned. This overview is not an exhaustive list of duties.
Work Schedule
- Generally 8:00 AM – 5:00 PM, Monday–Friday (one-hour lunch).
- Schedule may vary as business needs require. Some overtime and on-call rotation participation may be required.
