Maintenance Supervisor
Our beautiful apartment home community is seeking an experienced, proactive Maintenance Supervisor that excels in a leadership role. This position ensures apartment units, common areas and facilities are maintained in good working order, supervises and trains maintenance staff and overseeing outside vendors.
Duties And Responsibilities
- Efficiently and effectively schedules subordinates, assuring that work orders and make readies are completed correctly in a timely manner. Prepares or assists in preparing all apartments for move in.
- Monitors the maintenance and up-keep of all mechanical equipment on the property including, but not limited to, boilers, chillers, etc. and performs various preventative maintenance functions and records findings in maintenance log.
- Completes regular property inspections.
- Responds to resident services requests and concerns in a timely manner.
- Performs on-call emergency service as required.
- Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, plumbing, painting, and snow removal.
- Works with maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
- Keep accurate inventory of all maintenance and cleaning supplies and reorder as needed from approved vendors.
- Assist property manager whenever or wherever possible including, but not limited to, renovation schedule, annual apartment inspections, move-ins and move-outs, checking all grounds and common areas.
- Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs and conspicuous posting of a map of same.
- Make sure storage area entrances are locked, organized and have adequate lighting.
- Supervisory experience preferred knowledge, skills, and abilities
- Understands and complies with Fair Housing laws and standards
- Knowledge and skills to operate common and specialized tools for repairs and maintenance
- Supervisory and leadership skills to delegate and guide the work activities of others
- Knowledge and skills to organize, prioritize, and meet deadlines
- Attention to details and problem-solving skills.
- Basic computer/technical skills to operate mobile computing or communications devices
Experience Required: Position requires 2 years of experience in apartment maintenance as well as EPA certification and CPO.
Education: High School Diploma, Bachelor's degree preferred
Computer Skills: Microsoft Office, Entrata
Work Hours: Full time – must be available on some weekends for emergencies.
