It is a multi-faceted real estate organization, involved in the development, finance, construction and asset management of new and rehabilitated multi-family housing for low to middle income New Yorkers. Through its subsidiary, Phipps Houses Services, Inc., it conducts residential and commercial property management, and it’s tax-exempt affiliate, Phipps Neighborhoods, provides human services to its development communities
This is an entry level position - Salary range $95,000 - $116,000 commensurate with education, training, prior experience -
Position Summary:
The Project Manager is responsible for representing Phipps Houses and its affiliates’ interests, as project sponsor, through all phases of the construction project. The portfolio includes pre-construction, construction, and capital improvements. The Project Manager will work in collaboration with a team to support the successful execution of Capital and Construction projects.
Responsibilities include, but are not limited to:
- Management of contracts through all project phases - planning, design, procurement, construction, and close-out.
- Monitor project status and prepare status reports to ensure compliance with schedules and contract deliverables.
- Analyze and resolve project issues; conduct meetings with internal and external stakeholders to resolve issues as necessary.
- Assist with significant construction matters such as constructability reviews, submissions, contractor and subcontractor approval, processing payments, RFI responses, delay analyses and schedule control.
- Visit field sites regularly and attend all site meetings.
- For Phipps Houses Services Incorporated, provide support in the preparation of scope, cost estimates, bid comparison/analysis, contractor selection, execution of contracts and purchase orders.
- Manage capital projects of routine to moderate complexity.
Minimum Education Requirements:
- Undergraduate (Bachelor’s) Degree in Engineering, Architecture or Construction Management; or equivalent work experience with high school or vocational degree.
- 2 years or more of experience in the construction industry
Additional skills:
- Proficiency in MS Word and Excel is required.
- Proficiency in writing and communication.
- Organized and able to prioritize tasks and work with multiple demands.
- Bluebeam is recommended.
