What are the responsibilities and job description for the Superintendent position at Phipps Houses?
We are looking for an experienced Superintendent for our new site in Sunnyside, Queens. This site has is 7-stories and has 185-units and is a 100% affordable housing project.
The Superintendent performs basic electrical, plumbing, mechanical, heating, and air-conditioning work, as well as some carpentry work. The Superintendent will also assist other Superintendents as needed with the other Buildings at the site and must be able to respond to emergency calls at night. A rent-free apartment is provided in connection with the requirement to be on call for emergencies.
Duties and Responsibilities:
- Manage day-to-day maintenance and operations of the property.
- Ensure transition of apartment turnovers. This includes oversight of the punch list and acceptance process.
- Ensures the timely maintenance of all building operations and systems, including coordinating preventive maintenance work.
- Ensure that the property passes all surveys.
- Maintains inspection logs for the sprinkler systems, fire extinguishers, and other building systems.
- Coordinates with contractors for outsourced repairs.
- Participates in the interviewing and hiring of maintenance staff.
- Purchases all maintenance supplies and keeps accurate inventory.
- Knowledge of the heating and water systems in the building.
- In the absence of the custodian, assist with sweeping, mopping, trash disposal, and, during inclement weather, snow removal.
- Maintains fresh paint in the interior & exterior of the property
- Address all work ticket orders for apartment repairs.
- Prepare and provide facility updates for the Director.
- Utilizing Yardi to enter requisitions and follow up on purchase orders with vendors.
- Accepts deliveries and provides packing slips to the administrative assistant.
- Utilizing UltiPro to approve time off requests from porters.
- Attending the hearings for any violations in the facility.
- Responsible for responding to and reporting any emergencies and concerns to the supervisor.
- Participate in supervision, staff meetings, and professional development training.
Qualifications:
- Qualified candidates will have a high school diploma or a GED with two to three years of experience. (If a High School Diploma or GED has not been achieved, we consider a substitution for a minimum of three years’ experience as a Superintendent in a residential building and a writing test.)
- Candidates MUST have an active S13 Standpipe and S12 Fire Sprinkler Certifications. Candidates must be able to present these prior to the interview process.
- Strong organizational skills, verbal and written communication skills are necessary.
- You must have strong problem-solving skills.
- Excellent customer service skills. Must be proficient in safety using tools associated with the job
- Has knowledge of building codes and safety standards as set forth by the state and federal governments.
- Must be able to walk up and down stairs with tools and equipment. Must be flexible to address emergencies.
- Supervisory experience required
