About the Company
The Residential Wholesale Manager is responsible for leading and growing wholesale sales within the residential market segment. This role focuses on developing relationships with home sellers, inspectors, developers, and other channel partners to drive revenue growth potential, expand regional market share, and ensure exceptional customer experience through the home search and acquisition process.
About the Role
The manager oversees sales strategy, training, a call center team of employees, and contract negotiations. Manages process of acquiring properties and works with acquisitions, legal department, and accounting on closing.
Responsibilities
- Develop and execute strategic sales plans to increase wholesale revenue in the residential market.
- Build and manage team of employees in a call center to contact potential sellers, including being a part of interviewing and hiring process for this part of the business.
- Train, mentor, evaluate, and manage wholesale sales representatives or account managers.
- Create processes and contact language for call center employees to interact with prospects.
- Work with VP of business development to create process for single family home portfolio strategy and growth, including forecasting, budgeting, and territory planning efforts.
- Use and ensure that employees correctly utilize customer relationships management system (CRM). Monitor results from CRM to optimize strategy.
- Interact with legal department on home buy leads and contracts being followed and executed.
- Handle leads on home purchases.
- Set up acquisition and conduct tours of homes, manage process to acquire homes.
- Work with other departments, including acquisitions and legal to drive compliance in acquisition process.
- Identify and pursue new business opportunities, market segments, and strategic partnerships.
- Manage major wholesale accounts and negotiate pricing, contracts, and terms.
- Analyze market trends, competitor activity, and pricing structures.
- Monitor sales pipeline, conversion ratios, and key performance metrics.
- Gather key property and seller information (condition, timeline, price expectations).
- Communicate with homeowners to determine their interest in selling their property.
- Identify distressed situations (e.g., missed payments, foreclosure risk, inherited properties).
- Accurately log call outcomes and notes in CRM systems.
- Other duties as assigned.
Qualifications
- 5 years of experience in residential homes sales, residential construction sales, or building products.
- Proven track record of meeting or exceeding sales targets.
- Strong knowledge of residential construction, homebuilding cycles, and contractor relationships.
- Excellent negotiation and contract management skills.
- Strong leadership and team development abilities.
- Proficiency in CRM software and sales reporting tools.
- Experience monitoring CRM results and interpreting data and work results of others.
- Prior Management of other employees.
Pay range and compensation package
$40,000 salary Aggressive bonus structure!
