Driven by e-commerce growth, supply chain reshoring, and undersupply of well-located outdoor storage sites, the market remains highly fragmented and full of opportunity. What You'll Do
- Source IOS acquisition opportunities nationwide targeting trucking, fleet, construction, logistics, and contractor yard properties
- Build and manage a deep pipeline through broker outreach, direct-to-seller campaigns, cold calling, and industry networking
- Develop strong relationships with commercial real estate brokers, industrial specialists, and market participants
- Attend IOS-focused conferences and industrial real estate events to build brand presence and deal flow
- Leverage creative sourcing channels including county records, zoning maps, aerial analysis, and operator databases
- Conduct initial property and market screening against acquisition criteria including site size, zoning, location, and tenancy
- Coordinate with principals and advisors to advance deals through LOI, due diligence, and closing
- Maintain accurate pipeline records and provide regular reports and market intelligence to principals

- A relentless deal-finder with a knack for uncovering opportunities others miss
- Relationship-driven with the ability to build trust quickly with brokers and sellers
- Commercially sharp with a strong understanding of what makes an IOS site valuable
- Highly self-directed and accountable, managing a large pipeline without being asked
- Comfortable traveling and representing the company at events and property tours nationwide
Background & Experience
We are open to candidates from a range of backgrounds. The right person has a proven track record of sourcing and closing deals. Especially relevant backgrounds include:
- Industrial or commercial real estate brokerage, particularly with IOS, flex, or outdoor storage experience
- Real estate acquisitions at a private equity firm, family office, REIT, or operator focused on industrial or land assets
- Business development or sales in trucking, logistics, construction, or outdoor storage with a strong operator network
- Land or site acquisition roles in industrial development or infrastructure
No specific degree required. We care about deals closed, relationships built, and pipelines managed.
