What are the responsibilities and job description for the Real Estate Development Sr Project Accountant position at Partnership Employment?
Partnership Employment is partnered with a prominent and well established horizontal real estate development company seeking a Senior Project Accountant to join their growing finance team.
This is a newly created position added as a direct result of company growth, supporting the accounting and financial reporting function for a portfolio of master planned communities.
The organization has an unusually strong tenure record, with many employees who have been there 15 to 25 years, and is looking for someone who wants to build a long term career rather than make a short stop.
What You'll Do:
Financial Reporting
- Prepare quarterly book to GAAP financial reporting files for CFO approval
- Prepare quarterly financial statements and accounting reports for periodic partnership meetings
- Maintain loan and equity schedules, including the cash flow waterfall for distributions
Audit Support (the largest component of this role)
- Coordinate with external auditors and pull together requested supporting documentation for interim and year end audits
- Support third party engineers on audit confirmations of development reimbursables
Lot and Commercial Sales
- Review lot closing instructions and HUDs for accuracy, then transmit to the appropriate parties
- Maintain lot sales, lot inventory, and land inventory schedules
- Verify tax proration on commercial sales
Loan Draws and MUD Reimbursements
- Prepare monthly loan draws for CFO approval and transmit supporting documentation to expedite funding
- Prepare, maintain, and reconcile MUD reimbursement schedules against the G/L monthly
- Coordinate with MUD auditors on documentation requests
AP, AR, and Property Taxes
- Review vendor invoices and pay estimates for AP processing, and prepare control sheets for multiple payment items
- Work with project teams to keep AP moving at month end, quarter end, and year end
- Prepare incoming check payments for deposit with accurate coding
- Maintain annual property tax schedules and prepare rollback taxes as they come due
What You'll Bring:
- Bachelor's degree in Accounting or Finance. CPA or an advanced degree is a plus but not required
- 5 years of GAAP accounting experience, with public accounting exposure preferred
- Real estate development accounting experience is essential, specifically horizontal or residential land development. This role is not a fit for candidates whose background is primarily property management, leasing, or vertical multifamily
- Construction or project accounting experience, with MUD or similar infrastructure entity exposure preferred
- Advanced Excel, including pivot tables, lookups, and SUMIFs. Macro exposure is a plus
- Experience with a real estate development or job costing system such as Timberline. AvidPay exposure is helpful
- Self starter who works well with minimal supervision and collaborates comfortably with a technically strong finance team
Additional Details:
- Compensation: $85,000 to $105,000 depending on experience, plus a discretionary bonus tied to company performance
- Schedule: Monday through Friday, 8:30 AM to 5:30 PM
- Work model: Primarily onsite
- Workload: Typically one to three projects per accountant, distributed to keep the team balanced
