Job Description Summary
- Reports To: Area Construction Manager (ACM) or Area Manager (AM)
- Prepared By: Area Managers
- Primary Duty: Oversee the construction of homes for PIB customers, ensuring compliance with PIB’s quality, profitability, and customer satisfaction standards through strategic planning and independent judgment.
- Location: North Houston. Montgomery/ Conroe Areas
Key Job Functions:
- Scheduling
- Enter data in E-Power Builder (EPB) and create/maintain weekly schedules.
- Ensure construction aligns with established timelines.
- Proactively update contractors, vendors, and homeowners on schedule status/changes.
- Materials Management
- Report material variances to the purchasing department.
- Schedule deliveries, secure materials to prevent theft/damage, and manage back orders/delays.
- Maintain a Recordable Events Log and return excess materials for credit.
- Contractor and Vendor Management
- Build and maintain effective relationships, ensuring adherence to scopes, schedules, quality, and safety standards.
- Manage new contractor/vendor paperwork and insurance; review Scopes of Work.
- Address non-performance issues, resolve conflicts, gather feedback, and negotiate to lower labor costs.
- Obtain bids from subcontractors for custom projects as needed.
- Safety
- Enforce compliance with PIB and OSHA safety standards.
- Monitor job sites for safety issues, document accidents, and maintain safety supplies (first aid kits, MSDS sheets, OSHA plans).
- Job Site Management
- Ensure homes under construction are clean, well-organized, and properly signed.
- Install and maintain walk boards and driveway barricades; remove debris daily.
- Implement proper erosion control and secure unoccupied sites.
- Quality Control
- Verify cleanliness and protection of homes at each construction phase.
- Ensure adherence to specifications, selections, and building codes through daily checks and weekly inspections.
- Confirm accurate material deliveries and selection updates.
- Submit documentation for quality control, closing packages, and required inspections; report recurring quality issues.
- Homeowner Relations
- Create a positive, professional experience for homeowners.
- Communicate proactively regarding any issues or delays.
- Obtain signatures for customization changes and promptly respond to calls/emails.
- Attend designated homeowner meetings.
- Customer Service
- Resolve open Customer Service tickets within 14 days.
- Report major warranty issues and maintain a quarterly on-call warranty schedule.
- Construction Cost Management
- Review and approve invoices; monitor and report job cost variances.
- Understand Scopes of Work to enforce quality and authorize payments.
- Identify and address inefficiencies and waste, issuing credits when necessary.
- General Duties
- Participate in company meetings and training.
- Maintain personal tools and materials on job sites.
- Assist with special projects as assigned.
