Maintenance Worker

Position Summary

The Maintenance Worker evaluates, diagnoses, and corrects preventative, emergency, and general maintenance issues across OHI-owned and leased homes, permanent housing, and offices, working within budget while ensuring quality repairs and a safe environment for people supported.

Minimum Qualifications

• High school diploma/GED preferred, plus 3 years of experience in maintenance, electrical, plumbing, and carpentry for buildings, grounds, and vehicles.
• Valid driver's license and ability to be an OHI-approved driver; reliable personal transportation.
• Ability to obtain/maintain: N95 respirator medical clearance and fit test, required vaccinations/immunizations, CPR/First Aid certification, and training in machine, electrical, fall, and hazard-communication safety.
• Willingness and, preferably, experience supporting individuals with disabilities.
• Availability for on-call work, flexible scheduling (including evenings/weekends), and basic computer skills.

Essential Physical Requirements

These are the essential physical functions of the job; reasonable accommodation will be considered for qualified individuals with disabilities in accordance with the ADA and the Maine Human Rights Act.

• Lift at least 50 lbs. (or ¼ of own body weight); push/pull against resistance.
• Run, squat, stoop/bend, kneel, and climb stairs.
• Adequate vision, hearing, reading, writing, and documentation skills to perform essential functions.
• Sufficient endurance to perform tasks over extended periods and implement physical/non-physical interventions when needed.

IV. Key Duties

• Complete building, vehicle, and unit inspections (including Home Physical Plant, Preventative Maintenance, and required MSHA/HUD inspections).
• Perform building maintenance and repair: sheetrock/wall/door repair, window glazing and screens, painting, flooring, electrical, plumbing, and general carpentry.
• Maintain grounds and exterior: mowing, fencing, gutters, snow removal, and upkeep of lawn/power equipment (per OHI Chainsaw and Ladder Safety policies).
• Maintain OHI vehicles; deliver, move, and assemble furniture/household goods as directed.
• Manage keys/locks for permanent housing units; test and document emergency equipment, lighting, and smoke detectors quarterly.
• Report safety concerns, injuries, incidents, and maintenance needs promptly to the Maintenance Supervisor; follow fire/evacuation and universal precaution procedures.
• Maintain confidentiality of people supported in accordance with HIPAA/HITECH; treat all individuals with dignity and respect.
• Complete required documentation, timecards, and expense records accurately and on time.
• Perform other duties as assigned.
