We are seeking a hands-on, versatile leader with extensive vacation rental management experience to oversee the daily operations of our condo resort in Key Largo. You will be the primary link between owners, guests, and the onsite operations team. You will handle all logistics of the vacation rental program, including owner relations, rental program marketing, property maintenance and guest relations.
Responsibilities:
1. Operational Excellence & Guest Experience
- Oversee the operations of the front desk, housekeeping, and maintenance teams to ensure that standards and guest satisfaction are achieved.
- Perform regular, detailed property inspections to ensure high standards of cleanliness and functionality.
- Schedule and track vendor projects and routine maintenance of units.
- Act as the primary point of contact for guests and owners across all platforms (Direct, Airbnb, VRBO, etc.) handling inquires and de-escalating issues with professionalism.
2. Revenue & Marketing Management
- Utilize revenue management to adjust rates based on seasonal demand, local events, and real-time market data.
- Manage and optimize listings across OTAs like Booking.com, Airbnb, and VRBO to maximize occupancy.
- Set budgets, manage expenses, and provide detailed financial reporting for both the corporate office and individual owners.
- Cultivate and grow the vacation rental program and retain current program members.
3. Owner Relations
- Build and maintain strong relationships with vacation rental property owners, providing regular updates on property performance and maintenance needs.
- Supervise external contractors for specialized repairs and property upgrades designed to boost revenue.
- Ensure all units have proper insurance requirements and adhere to county laws for licensing/permitting.
Qualifications:
- 5 plus years in hospitality management; a mix of hotel and short-term rental experience is highly preferred. Experience with owner relations a plus.
- Experience overseeing all revenue management and sales activities in vacation rental market.
- Proficiency in Property Management Systems (PMS), Revenue Management Software, Vacation Rental Platforms.
- Deep familiarity with Key Largo’s tourism landscape and local vendor networks.
- Bachelor’s degree in hospitality management or a related field preferred.
- Exceptional organization, ability to work a flexible schedule, ability to act and think quickly, advanced problem-solving skills.
- Able to self-manage, excellent interpersonal and communication skills.
