We are seeking a versatile HVAC Technician to join our team. This position will report to the Director of Facilities and Construction. The ideal candidate will possess expertise in multiple trades, with a strong background in electrical systems and HVAC maintenance. This role involves working across up to 40 properties, performing general maintenance, troubleshooting and repairs to ensure operational efficiency and safety.
**Position comes with company vehicle/fuel card with successful MVR**
**Key Responsibilities:**
- Conducting electrical work including running electrical lines, replacing breakers, and troubleshooting electrical issues.
- Performing HVAC maintenance, troubleshooting furnaces, air conditioning units (including heat pumps and mini splits), and ensuring optimal performance.
- Conducting general maintenance tasks such as carpentry, plumbing repairs, changing lightbulbs, and minor building repairs.
- Performing quality checks on HVAC, air conditioning, plumbing, and electrical systems to identify issues and recommend solutions.
- Addressing security and safety concerns promptly and effectively.
- Testing and evaluating new maintenance products and recommending improvements.
- Coordinating deliveries from vendors and suppliers as needed.
- Documenting inspections, maintenance activities, and identified problems accurately and timely.
**Additional Responsibilities:**
- Conducting scheduled maintenance and upgrades on building systems and equipment.
- Diagnosing and repairing issues with plumbing, electrical, HVAC, and other building systems.
- Arranging and overseeing subcontractors for major projects and renovations.
- Responding to emergency maintenance requests promptly and effectively.
- Maintaining landscaping duties such as mowing, weeding, and watering as required.
- Managing keys and locks, ensuring security protocols are followed.
- Performing monthly checks on fire extinguishers and emergency lighting systems.
- Conducting regular safety inspections and maintaining compliance with safety regulations.
**Requirements:**
- Proven experience as a Facilities Mechanic or similar role, preferably in a property management or facilities management environment.
- Strong electrical background with the ability to run electrical lines, troubleshoot electrical systems, and replace breakers.
- Proficiency in HVAC maintenance and troubleshooting, including familiarity with furnaces, air conditioning units, heat pumps, and mini splits.
- Versatility in performing general maintenance tasks such as carpentry, plumbing repairs, and minor building repairs.
- Excellent problem-solving skills and the ability to work independently with minimal supervision.
- Strong organizational and time-management skills, with the ability to prioritize tasks effectively.
- Good communication skills and the ability to interact professionally with tenants, clients, and vendors.
- Valid driver's license and clean driving record may be required.
- Ability to lift heavy equipment and work in various weather conditions.
