Oakbrook Corporation is recruiting a seasoned Floating Property Manager to join our growing team. The Floating Property Manager plays a critical role in supporting Oakbrook's residential portfolio by providing on-site leadership where it is needed most. This position offers the opportunity to work across a variety of property types and teams, making it ideal for a highly adaptable and experienced property management professional.

This individual will step in to support communities during vacancies, vacations, and leaves of absence, ensuring operational continuity and maintaining Oakbrook's high standards of service. The ideal candidate brings a strong background in both affordable and market-rate housing, along with the ability to quickly assess needs, build relationships, and drive results in changing environments.

KEY RESPONSIBILITIES

  • Provide day-to-day property management support across assigned communities, ensuring seamless operations
  • Plan, coordinate, and execute marketing initiatives and resident engagement activities
  • Assist with the preparation and oversight of annual operating budgets
  • Monitor monthly financial performance and ensure alignment with budget expectations
  • Coordinate and submit capital expenditure requests and improvement projects
  • Obtain and evaluate bids for property enhancements and repairs
  • Develop and implement effective resident retention strategies
  • Manage resident eligibility processes, including initial certifications and recertifications
  • Support and oversee preventive maintenance programs
  • Maintain positive, professional relationships with residents, team members, ownership groups, and vendors
  • Ensure compliance with Fair Housing regulations and resident selection criteria
  • Facilitate new hire onboarding and resident orientation as needed
  • Address resident concerns, mediate disputes, and investigate complaints in a timely and professional manner
  • Demonstrate and uphold Oakbrook's core values
  • Perform additional duties as assigned to support portfolio needs

QUALIFICATIONS & EXPERIENCE

  • Demonstrated experience in property management, including:
    • Market-rate and/or luxury housing
    • Section 8 and Section 42 (LIHTC) programs
  • Proven ability to manage budgets, collections, and financial reporting
  • Strong background in customer service, leasing, and marketing strategies
  • Ability to quickly adapt to new properties, teams, and operational needs
  • Proactive problem-solving skills with the ability to anticipate and address challenges
  • Effective leadership and team collaboration experience
  • Proficiency with Microsoft Office and property management software systems
  • Valid driver's license and willingness to travel within the portfolio as needed
