About the Role
Nulf Management Services manages a large portfolio of scattered-site residential
properties across Pittsburgh. Our success depends on fast, accurate execution in the

things right. This is a hands-on, field-based role. You will be out at properties daily,
solving problems, controlling access, and ensuring work is completed to a high
standard.
About You
You are a fast-moving, detail-focused problem solver who prefers to work
independently and be trusted for your expertise.
You think quickly, handle multiple priorities, and resolve issues in real time
You are driven by accuracy and will correct anything that is off
You communicate directly and factually—no fluff
You are skeptical by nature and rely on facts, proof, and results
You prefer autonomy over constant collaboration
You take ownership and follow through until the job is done correctly
You do your best work when you are trusted to execute without unnecessary
interference.
What You’ll Do
Maintain strict control and tracking of all property keys
Install and manage lockboxes with precision and security
Diagnose and resolve access issues immediately and accurately

Act as the on-the-ground expert for maintenance and operational issues
Assess problems quickly and determine the correct solution
Coordinate vendors and ensure work is completed correctly—not just quickly
Manage multiple issues simultaneously without losing accuracy
Property Oversight & Maintenance Support
Conduct inspections and identify issues before they escalate
Perform hands-on maintenance tasks as needed (gutters, pest control, upkeep)
Support seasonal operations including snow removal and landscaping
Communication & Follow-Through
Provide clear, concise updates—focused on facts and outcomes
Hold vendors and others accountable to standards
Ensure every task reaches full closure, not partial completion
What Success Looks Like
Multiple field issues are handled quickly without sacrificing accuracy
Property access is secure, controlled, and consistently organized
Vendors deliver work that meets clear, enforced standards
Problems are solved correctly the first time
Properties remain well-maintained through proactive, decisive action
