Construction Project Manager
The Project Manager is responsible for coordinating volunteers, subcontractors, tasks, and materials that are critical to Habitat building projects. Unlike typical general contractors, we primarily utilize volunteers and subcontractors on our construction sites, not paid staff. Franklin Hampshire Habitat for Humanity typical completes 3 to 7 new construction homes per year – all single-family homes or duplexes.
The Project Manager must be excellent at collaboration, delegation and working with others while keeping the big picture in mind. We value inclusivity, safety and education on our construction sites and the Project Manager helps to set this tone in their work with volunteers. We also prioritize energy efficient construction and the Project Manager plays a key role with implementing good building science and compliance with grant and certification requirements for our builds.
Time Commitment: Average 32 hours per week
Starting Pay: $60,000/year salary

Schedule: Group meetings occur at fixed times as set by the group, but many other hours can be flexible. Availability on some weekends and evenings required. The majority of work hours shall occur during weekday business hours. Being available to answer calls or texts as needed may help facilitate the work.
Location: FHHH offers a hybrid workplace based in Hampshire and Franklin Counties of western Massachusetts. Living locally is required to complete in person responsibilities. Remote vs. in person work will be based on the specifics of the task. The Project Manager is expected to spend time each week on active construction sites assisting volunteers with planning, education and coordination of tasks.

Responsibilities
- Coordinate subcontractors, including bidding, contracting and scheduling.
- Work with Construction Consultant on implementing code and certification compliant practices.
- Attend all Construction Leadership Team meetings and actively communicate about project status.
- Create construction schedule in coordination with Exec Director and volunteers - keep schedule current.
- Act as the primary liaison between office staff and the construction sites, scheduling Team Builds, discussing fundraising needs and professional help needed for jobs.
- Collaborate with Executive Director on the creation and tracking of project budgets.
- Order materials, confirm receipt and complete appropriate expense forms for tracking.
- Document Habitat construction best practices to facilitate consistency from project to project.
- Collaborate with staff to provide educational materials for volunteers on construction techniques.
- Manage and document compliance with green building certification requirements (ENERGY STAR, Indoor Air Plus, DOE Zero Energy Ready, etc)
- Research fixtures, appliances and materials for compliance with local regulations, certification requirements, building codes and Habitat standards.
- Coordinate with homebuyers and mentors on material selections and track selections.
- Download pictures, minutes, emails and documents to Dropbox to keep records of key decisions.
- Manage annual inventory count and make recommendations for purchases of equipment or tools needed for upcoming builds.
- Supervise the strategic use of the warehouse space and keep it organized with the help of volunteers.
- Review volunteer sign-up calendar weekly to ensure volunteer supervisors are available for all build days. Update calendar with available build days in consultation with Construction Leadership Team.
- Understand elements that contribute to successful volunteers and helps ensure that volunteers have a consistently good experience thus motivating them to return.
- Provide leadership to implement good safety practices and support Habitat’s policies and procedures with volunteers, including site specific safety plans and incident reporting procedures. Act as safety officer.
- Investigate and track any warranty claims.
- Minimum 3 years of experience with high performance residential construction
- Construction Supervisors License (current or in the past with the ability to renew) preferred
- Excellent project management skills
- Ability to work with unskilled volunteers and future homeowners from a variety of backgrounds in a supportive manner
- Excellent communication skills, both written and verbal
- Ability to use zoom, phone, email, excel, word, and other computer tools for communication and tracking
- Ability to work independently and collaboratively
- Adaptable and self-motivated
- Experience supervising other employees or volunteers
- Habitat for Humanity Competent Person Safety training or ability to earn within the first 60 days of employment required. OSHA Safety training a plus.
- Knowledge of green building and energy efficiency a real plus, ability to learn building science required
- Massachusetts Drivers License and clean driving record required
- Physical ability to navigate a construction site over uneven ground and wear appropriate PPE
