Job Purpose
New Destiny Housing manages day-to-day operations of over 300 units and growing. New Destiny prides itself on providing exceptional property management services that meet the needs of our residents. The focus is providing trauma-informed property management services in order to focus on the ongoing housing stability of our tenants. The Leasing Specialist supports the daily operations of all New Destiny Housing’s properties in the Bronx and Brooklyn by performing all leasing and renewal tasks, overseeing the move-in and move-outs of all units, and managing the waitlist and transfer waitlist for all properties.
Duties and Responsibilities
Marketing and Leasing:
• Work closely with the Facilities Manager to manage site vacancies on a day-to-day basis.
• Prepare and qualify applications for approval based on properties’ rental criteria and program requirements.
• Monitor and process applications through all subsidy providers, working closely with housing specialists through HRA/DHS and all housing subsidy agencies.
• Complete initial leases, license agreements, security deposit forms, and other related documents as needed. Submit all necessary paperwork to subsidy agencies fully and accurately for lease increases.
• Complete lease renewals and related documents in a timely manner and in compliance with rent stabilization regulations. Ensure all lease packages contain all required riders and related documents.
• Maintain electronic files for all executed leases and agreements. Update the property management database timely and accurately.
• Follow all HPD/HDC rules and regulations for new lease-ups and required re-rentals.
• Schedule households for unit viewings and facilitate successful key pick-ups.
• Complete all move-in checklists and all move-out checklists, verifying all documentation internally with the property management team and with the finance team.
• Complete reports on a monthly, quarterly, and yearly basis as needed.
Qualifications
• 1-2 years’ experience in property management, preferably in LIHTC or rent stabilized buildings.
• Certified in HPD Marketing and LIHTC highly preferred.
• Experience using property management software.
• Ability to work independently on deadline-driven tasks.
• Experience working with diverse populations. An understanding of trauma-informed practices preferred.
• Position is hybrid in-person. Travel throughout the five boroughs is required.
• Bi-lingual in Spanish is strongly preferred.
Compensation/Benefits
Salary range is $60,000-$65,000. This is a full-time position with a benefits package including medical, dental, vision, short disability, PTO paid holidays and 401(k). EOE
