The Role
Nelson Development is hiring an entrepreneurial growth focused Marketing Manager to lead day‑to‑day marketing execution across brand and growth, and run the systems that convert attention into qualified inbound opportunities for high‑consideration residential and construction projects. We are building a lean, institutional platform: rigorous standards, clean measurement, and repeatable systems executed with speed and taste. You will partner with the CEO and operate with manager‑level autonomy to design, execute, measure, and improve marketing within agreed parameters and budget.
This is a hands‑on manager role for a builder. Your job is to establish and iterate a repeatable growth program that produces ready‑to‑engage inbound demand, strengthens premium positioning, and supports an evolving multi‑service platform - without diluting brand standards.
You will quickly assess the current program and implement prioritized improvements to generate qualified business as soon as possible, while building a long‑term system that scales.

- A repeatable marketing program - positioning, standards, distribution, conversion paths, and attribution - with reporting that ties activity to pipeline outcomes and ROI.
Key Responsibilities
Lead the marketing program: contribute to strategy, define near‑term priorities and standards, and run a weekly execution cadence.
Lead inbound intake, qualification, and routing: implement the pre‑sales system that captures every inquiry, filters for fit, and routes qualified opportunities to the appropriate next step. Implement structured nurture for early/soft interest so leadership time is reserved for ready-to-engage prospects.
Build and optimize a multi‑channel platform focused on intent capture and conversion across:
- Google Business Profile (ranking, reviews, posts, local presence)
- Website vendor management (structure, UX direction, copy coordination, conversion paths, intake)
- Paid media (search/social) and retargeting aligned with premium positioning
- Social channels (brand storytelling, project narratives, credibility)
- Print/community visibility (local publications, neighborhood presence, sponsorships where it makes sense)
Budget management: manage channel/vendor spend per approved budget and company policy.
Advance positioning and messaging: define who we serve, what we do best, and why it matters then embed it across every channel.
Own pipeline quality, conversion, and reporting: define qualification standards, stage gates, conversion rates, cost per qualified opportunity, and channel ROI. Build reporting that is consistently reviewable with the CEO and ties marketing activity to pipeline outcomes.
Maintain the system of record for inbound demand: ensure every lead is captured, categorized, and staged quickly - with consistent fit criteria, clean source attribution, and standardized taxonomy.
Develop content and proof: case studies, project spotlights, process narratives, before/after, testimonials, credibility assets built to convert premium clients.
Implement and uphold standards and systems: brand voice, creative guidelines, content calendar, campaign playbooks, vendor briefs, and repeatable workflows.
Manage collaborators: (website vendor, photographers, videographers, designers, print partners with clear briefs and uncompromising quality control.)
Qualifications
- Bachelor’s degree in marketing, business, communications, or a related field required
- 4 years of experience in marketing, brand, growth, or demand generation with real ownership of outcomes
- Proven ability to build a marketing engine in a lean environment
- Strategist-first thinking with strong execution ability - comfortable moving between brand, content, performance, and partnerships
- Excellent writing and messaging skills (premium, credible copy)
- Data-literate and commercially minded: you use metrics to drive priorities and decisions
Preferred Qualifications
- Experience marketing high-consideration services: construction, architecture, development, real estate, luxury home services, professional services
- Strong local SEO instincts and premium lead-gen experience (quality over quantity)
- Ability to direct creative (photo/video/design) with taste and clarity; strong brand standards orientation
- Ability to operate “close to the work” while building toward broader scope over time
- Comfort representing the brand in selective community settings (events, partnerships, local relationships) when it supports premium positioning and qualified inbound demand
Compensation & Benefits
