Summary
Position Summary: The Loan Administrative Specialist plays a key role in the bank’s mortgage operations by ensuring that real estate loans are processed accurately and meet all requirements for sale into the secondary market. This role includes processing a variety of mortgage loan types, including conventional, VA, FHA, USDA and construction. The position involves managing prior-to-closing conditions, coordinating construction loan draws, and preparing files for timely investor delivery. The ideal candidate has a thorough understanding of loan products and compliance requirements and excels in managing complex workflows in a fast-paced lending environment.
Essential Functions and Responsibilities:
Loan Processing & Documentation:
- Process residential mortgage loan files from submission through delivery, with a focus on conforming loans intended for the secondary market.
- Ensure loans meet all federal, state, and investor guidelines, including TRID, HMDA, RESPA, and ECOA regulations.
- Upload and deliver loan documentation and data through investor portals.
- Review and clear prior-to-closing conditions, ensuring all necessary documentation is collected, verified, and completed before closing.
- Resolve exceptions and post-purchase conditions with investors in a timely manner.
- Monitor loan locks, delivery deadlines, and pipeline status to ensure compliance with investor pricing and delivery standards.
Construction Loan Processing:
- Open and fund construction loans in the bank’s core and construction management systems.
- Review and process draw requests, lien waivers, inspections, and title updates.
- Coordinate with builders, borrowers, inspectors, and loan officers to ensure smooth construction progress.
- Monitor loan budgets, construction timelines, and covenant compliance.
- Perform loan modifications, extensions, and conversions to permanent financing.
General Duties:
- Maintain detailed and organized loan files in accordance with company policies and audit standards.
- Communicate professionally with internal teams, title companies, borrowers, and external vendors.
- Support audits and examinations by providing documentation and responding to inquiries.
- Monitoring and managing the pipeline of loans for sale.
- Stay current on secondary market trends, investor guideline changes, and construction lending practices
- Perform other duties as assigned
